That is the question, right? I have got 3 of these accepted by the lenders and have 2 more that are on their way to acceptance.  I enjoy them to a point, though they are a lot of hard work.  It is a very viable option for our clients that are facing foreclosure.  I've learned to ask ALOT of questions from the lender on the front end to speed the process up (though non of them seem to be going short), usually when i get an offer in on one I play the waiting game on the lender to get back with me (and my weekly phone calls to see how they are doing). "I am actually waiting on Met Life home loans to take me off hold so i can get a contract to them!" I was given the opportunity today to be on a panel of 2 at the Century 21 convention in San Antonio, TX to speak on the things I am doing in this market that have caused me to be successful in 2008!  They said they are going to give me a video of it so i am hoping to post it on here.  It was a true honor and humbling experiance when they asked me to join them in this discussion.  Thanks Century 21!!   A few pointers I gave out today   1. Dress for success!  Look like the professional Realtor you are! 2. Schedual your day!  Time is to important in this market to have any of it wasted! 3. I had a rough time with deer eating my roses this past year.  I've ordered a "deer-proof" garden from Jackson and Perkins - one that is "gardening by the numbers" and specifically for sun exposure and deer repellent.  Has anyone out there tried this type of gardening in N.W. Arkansas? The soil where I live, (near Beaver Lake) is full of rock and clay, so digging presents a challenge.  I normally use an "Arkansas pick" to break up the rock enough to put some topsoil in. Aside from the J&P preplanned garden, I will be putting in wave petunias at my curbside flower beds, and red salvia for trimming some beds in the yard.  The deer do not bother these.  My mums from last year are already showing a lot of green at their bases, so come the end of this month, I will cut off the dead stems and ...

Isn't that what we all do on Pay day?...  I never get tired of getting a paycheck from a title company.  I've never looked and said naah give it to me next week. Outside of my goals, paychecks are part of drives me to continue this business!  Yes I love helping my clients out (just as today i helped my clients sell their house so they could now buy a farm they have been wanting), knowing i just earned a paycheck helps me know i have done my JOB very well.  It's when i am not getting checks that i know I need to change something or I'm gonna have to learn a new script that sounds a little like "Would you like fries with your burger?"  This is going to be a great 2009!  I will have Happy clients this year and so will you!

I was recently showing some very upscale homes in the Pinnacle Hills area to a nice couple relocating to Northwest Arkansas from San Francisco.  We looked at a heap of homes over Saturday and Sunday and finally found them the perfect house they could call home.  One thing kept bugging me as we viewed home after home in Pinnacle Hills, Shadow Valley, and a number of other upscale neighborhoods in Rogers and Bentonville . . . how the homes showed!  I hope no one takes offence, but someone needs to be taught how to stage a home prior to a showing.  These are half million to million dollar homes in the nicest neighborhoods in Northwest Arkansas and most of them have major polish problems almost to the point of being ‘cliche’.  Out of 18 homes we viewed over the two day home show marathon, o...

There are lots of reasons to get the home you are buying inspected.  There are very few reasons not to get a home inspection.  The issue of ‘We don't have the money' doesn't count because you shouldn't be buying the house if you don't have a few hundred extra dollars to spend on something important like a home inspection.  Most other reasons are similarly flawed.  Here's some reasons you'll be real happy you did... I recently wrote a post entitled Why Subscribing to my Blog will Help You Lose 5 Pounds.  I made my point by mentioning a few silly things that would make you move with little or no warning.  I think I wrote ten but I had a bunch more ideas...so without further adieu - here they are. Things that make you move because of finances: You lose your job at the widget factory. Gas goes above $5.00 a gallon. Gas is only at $1.64 a gallon, but you buy an F-450 and now need 5 times more gas. The stock market drops 34% in 4 months...oops, that one's real. Your Alt-A or Option ARM loan resets at 9% and your once $700/month house payment turns into $2100 per month. You have a major gambling problem and today ‘wasn't your day.' It's a new year with new joys and challenges in 2009.  While many post stories of the year in review, 2009 resolutions, or challenges faced by [insert industry here] in 2009, I just wanted to say, "Happy New Year" to all my readers and share a couple of fun random things to read and watch while you (hopefully) enjoy some time off.
