  This blog is a lot of fun.  I put up an old picture of a hospital a few days ago and some of the Searcy Sleuths knew where it was and had actually visited there.  They called it the MOPAC hospital that was sponsored by the MOPAC railroad.  I dug down further and came up with this picture which appears to be the same property and perhaps on the same day. On the back of this one is written "the tow bldg is nurses quarters next high bldg is Col Scott house the tall bldg is city hosp."  I'm not sure about the second word but I think it refers to the building on the left.  The Sleuths say this building was torn down and now is home to Dillard's corporate headquarters.  How interesting!

This picture dates back to home-made costumes, probably, for Halloween.  On the back of the old picture which was found in a stack of pictures, unwanted, was this address.  2019 Martin Stree, L. R. AR. The date was 1925.  I find the old pictures to be very interesting and they always make me wonder why someone lets them go.  There is a lot of history in this old photo.

Little Rock Arkansas has an abundance of homes and neighborhoods for trick-or-treaters to visit on Halloween. As a kid we always had a pregame plan for getting the largest bags of quality candy. Every vampire, ghost, and pirate with us understood which Little Rock homes and neighborhoods were the trick-or-treat jackpots. It was simple, big homes equal big bags of candy. Currently the Little Rock area has several homes listed on the Multiple Listing Service that are great deals. There are many foreclosure and short sale opportunities out there for home owners wanting to buy or investors wanting to make money. Right now there are 382 foreclosures for sale on the Central Arkansas Multiple Listing Service. Which is about 4% of the total number of active homes listed in Central Arkansas. Many of these are move-in-ready and require little work. There are other however that can be very profitable with work and proper negotiating. The September report on sold homes and number of active listings shows a market that continures to be basicly flat since the end of April of this year. For the six month period ending in September the number of solds decrease by 1.1% and the number of listings on the market were also down 1.64%.  The absorption rate has been running between 6.8 months and 6.2 months each month even though solds have gone up and down, so have the number of listings. What may tell more is comparing September number of 2010 with  September 2009. The number of solds are down 4.1% and the number of homes on the market are up 14.3% when compared to 2009. Arkansas home sales down in August Posted on 28 September 2010 Arkansas News Bureau LITTLE ROCK - Homes sales in Arkansas were nearly 15 percent lower in August than the same month a year ago, the Arkansas Realtors Association reported today. Lawrence Yun, chief economist for the National Association of Realtors, said the housing market in Arkansas is still adjusting to the end of the home buyer tax credit. "The housing market is trying to recover on its own power without the home buyer tax credit," Yun said in a news release. "Despite very attractive affordability conditions, a housing market recovery will likely be slow and gradual because of lingering economic uncertainty." Buyer activity is HOT! With interest rates low, inventory high, and motivated sellers with good prices, the buyers are hitting the market this month. 3 of my listings are now under contract this week!  Wow, the buyers showed up out of nowhere.  2 of these homes had been on the market a while, but all had gone through recent price reductions.  That's right,  once the price was lowered to represent a decent value to the buyer....BAM! 40% of my active residential listings went under contract this week. Number of Price Reductions Rise in Some Cities Price reductions on properties for sale have increased for the third consecutive month to 26 percent, according to statistics provided by Trulia.com.While home sellers in some cities cut prices aggressively, those in 24 of the 50 cities tracked by Trulia held steady."We're seeing gradual improvement in many U.S. cities - several for consecutive months," said Pete Flint, CEO of Trulia.
