I have written in the past about how the University of Arkansas contributes to the economy of Fayetteville, how Fayetteville has been rated as one of the best college towns in the country, and how Fayetteville has been at the top of many “best places” lists, often because of the university. I ran across some interesting facts about the University recently that I wanted to share. To read more ...

How many calls do you need to make before getting that listing?  How many door knocks does it take to get an invitation into the property?  How many door hangers does it take before you get a call?  How many letters in the mail does it take before you get the call?  The list goes on but you get the idea.  How many rejections does it take you tell me but the point is most of the agents gets discouraged before they get the invitation do you?  Remember a rejection is just one more call closer to a yes.  It's a great day to buy or sell a home. Fayetteville and NW Arkansas appear on many "best places" lists--to live, retire, do business, raise a family, etc. One of the factors that contributes to this is a beautiful landscape (green, of course), hilly with lots of trees, which contributes to a high quality of life and the Arkansas nickname, the "Natural" state. Increasingly, NW Arkansas is adopting green policies for business and fomenting green policies for development (city bike trails, for example). In my most recent post at my main blog, read more about these initiatives.

Ok for you sellers and buyers here I am.  I'm waiting for your call my business cards are in my pocket and I'm at a cubicle or desk waiting...waiting...waiting.  Sadly that is how some agents act or expect sellers and buyers to bust down the door wanting them to either list their home or buyers wanting to buy a home.  How sad not only for the agent but the broker he or she is working for did I say working I'm so sorry...  It's a great day to buy or sell a home.   Visit me at www.sellnwa.com

It's no wonder that NAR says that, "90% of all buyers used the internet to search." We have seen this first hand, and especially over the last few months. When people relocate to other states, it's a long distance move. These people usually start by researching the city on the Internet. More times than not, they find one of our 1,100+ relocation websites. If they're serious, they'll request help in a possible home purchase. Due to a very large demand, we need a Buyer's Agent in Fayetteville that is able to assist these prospective home buyers. These families and individuals are wanting assistance from a Realtor, and if you would like to get in contact with them, we need to talk soon. Time is of the essence, and we only need 1 Realtor to be able to contact these people. We NEVER send pe...

Bikes If you like motorcycles, blues music and BBQ then you will love coming to Fayetteville for the annual Bikes, Blues and BBQ. This event is for all ages. The 10th annual event kicked off today September 23, 2009. This event last year brought over 400,000 people to Fayetteville and the surrounding areas. There are places to ride downtown, in the rolling hills and through the mountains. There is a charity event poker run to raise money for a charity. There will be battle of the bikes event where people have created their own bike and they can see what others have created and showcase their own bike. Wilson Park is one of Northwest Arkansas' most popular parks. It is Fayetteville's first and oldest Park. Many people love hang out at Wilson Park... have birthday parties, family reunions, walk their dogs or just have a lazy stroll! Yesterday Jerry and I took Madison to Wilson Park for the first time. She loved the castle (felt like a real princess). A unique feature of Wilson Park and the castle is that "Hamstring Creek" flows underneath the castle area as well as the swimming pool to the west boundary of the park. Click here to read more about "the castle or "Point 7" - It was designed by Frank Williams in 1979.Wilson Park is a beautiful park located in Fayetteville, close to the University of Arkansas campus and Dickson Street. The address is 675 N. Park Avenue (see map below).  In ...

Today marked the first day of the 35th year of the Fayetteville Farmers' Market!  The sidewalks of the downtown square were lined with farmers, artists, musicians, and other vendors displaying their unique wares.  The crowd turned out on this sunny - though windy - Saturday morning to show their support. The farmers' market is one of my favorite activities, and I'm so glad it's back! I took this photo up on Mt. Sequoyah and just thought I should share it with the world... Mt. Sequoyah is one of the most beautiful places in Fayetteville in my opinion. There is such a variety of homes, too. They do go quickly if they are priced reasonably... For a list of homes available in the Mt. Sequoyah area send me an email at Nicky@NickyDou.com and tell me what your price range is and I will send you emails when homes come available here!Mt. Sequoyah in Fayetteville, AR is one of the most sought after areas to live in Northwest Arkansas. Homes range from the low 400,000's to well over a million and if priced right sell quickly. There are many architecturally unique homes in the Mt. Sequoyah area including works from James Lambeth, Faye Jones, Warren Seagraves and other great Arc...

Developers and home builders better cinch their belts because Fayetteville is raising impact fees for new construction projects starting March 31st, 2009.  The impact fee is being raised from it's current $1,143 for water and sewer systems.  A $700 increase will help offset costs for improvements to pipes and lift stations associated with the new waste water treatment plant.  Of the $700 increase, $663 is going towards the water system and $37 is going towards the sewer system. This decision to increase impact fees $700 this year was made after Duncan Associates completed a study to update the cities sewer and water impact fees.  They found that the maximum water impact fee for a single family home in Fayetteville was $2,954 and $2,631 was the maximum waste water impact fee.  This is si...
