If you ask anyone in the greater Little Rock area, Cabot, Arkansas seems to be a blossoming community that is attracting more and more residents each year. Due to it's close proximity to the Little Rock Air Force Base and award-winning schools, families are relocating to this city just 20 minutes outside of the State's capital.  Of the many new developments and master-plan communities in Cabot, Greystone has remained a favorite of many. The Greystone Country Club is known for its challenging golf course, pro shop, restaurant and event spaces. It is common to run into neighbors a couple of nights a week at the restaurant because the food is just that good! (Try the Ribeye steak or French Dip if you plan a visit!)   Affordable living is another great feature of Greystone living, Despite a...

This is a continuation of my last post. I wrote about the number of active homes for sale in the Cabot Arkansas area. The supply of homes listed on the market has dwindled down, there are 26% less homes listed on the market then were a year ago. Homes sales for 2009 are higher in the Cabot area then last year. So why am I listing all these numbers? We need sellers in the Cabot area. I am in the process of posting several posts of sellers that are needed because of limited competition. Here is a perfect example. Homes on 1 acre or more of land under 130K. There are currently only 16 detached homes on 1 acre or more for under 130K listed in the Cabot area. A good majority of buyers I work with request a home with some land. Some buyers I work with are not opposed to land and hardly any bu...

This new listing is a great buy! The sellers are willing to price it at a good price to get rid of it. It has 1,896 square feet, three bedrooms, and two bathrooms. It is all brick and has a deck off of the back porch. It is one of the lowest priced homes actively for sale in Magness Creek. Here are some pictures:           To view more pictures and get more information, visit my website to view homes for sale in Cabot Arkansas. Government loans require a lot of documentation so don't allow yourself or your customer to become frustrated.  It is imperative for everyone to cooperate fully in order to have a smooth government transaction.  Here is just a list of some of the "hold up" items as well as some recommendations on making it a smoother transaction.  Tax returns must be SIGNED and DATED even if they were filed by an accountant or online  (Full return w/all schedules must be included) Bank statements must include NAME of the bank and the customer, Account number, and cover a 30 day history.  If they are online statements they must be printed directly from a secure website indicated by "https" at the bottom of the printout.  If they are provided by a bank employee, ALL pages must be signed, dated, and stampe...

With the negative media on the real estate market, home selling has become tough. In Cabot there are price ranges that are good to be in right now when selling your home. A recent article was posted that spoke about how officials were trying to relieve some of Cabot's traffic congestion problems. The main thing that stuck out to me in the article was widening 89 and adding turning lanes to the road. The article stated that Highway 89 in Cabot was identified as the third most congested street in Central Arkansas. To view the article go to this link.Good day

Today I just seen a clip on Yahoo that spoke about the foreclosure capital of the America. The article said that Stockton Cal. was the capital. It mentioned that at one time a couple of years ago Stockton Cal. was one of the hot-spots in America for real estate. Home values were booming and then the bottom fell off in 2006.They were interviewing a real estate agent in the area that said 2 out of every 3 homes that were listed were foreclosures or distressed sales. That is incredible! I can not imagine that in Cabot. Right now there are foreclosures in Cabot, but no where near that many. Right now there are not very many homes listed on the mls that are in foreclosure right now. For a list of homes in foreclosure visit my Cabot Arkansas real estatewebsite. Just click the link. Good day

By now we have all heard the news about the real estate market, and now the news about the overall economy. Everyone says a recession is near and the economy does not look good. I graduated college with a minor in economics and I have a little knowledge of what is going on. My opinion is that the national economy is not doing well right now. I do not know enough about it to say I think we are headed for a recession, but I do know that the Cabot Arkansas real estate market is not doing as bad as other markets in the nation. I am not trying to sound like a used car salesman either. I have done research and seen that there has been a slow down in the Cabot Arkansas real estate market, but nothing like the rest of the nation. The good news for Cabot home buyers and investors is that interest...

There was a recent article posted by Yahoo. It highlighted ways to help your home in a down market. Even though I would not consider the Cabot Arkansas home market a down market, there were some interesting tips that may help some Cabot home sellers. 1. Try to look like your neighborsNot physically, but your home should be similar to what other homes in the neighborhood look like. You do not want your home to be the largest home on the block or the nicest. Why? When pulling comparables in the neighborhood (which is what agents and appraisers do) it will be hard to get the added values if your home is much more extravagant. If your home is larger it may be hard to get the same price per square foot as the other homes on the block.2. Keep up the maintenanceRemember to do the odd jobs that...

The National Association of Realtors released an article about expected home sales in 2008.  The article says that home sales are expected to stay steady through 2008 and pick up in 2009. The article states that home sales in the middle of the county are expected to offset the declines in some of the previous hot spots. There are wide variations of housing markets throughout the country. Nearly two thirds of metropolitan areas are showing home increasing home values.I have always said that the Cabot real estate market has remained steady. There has been a decrease in homes sold, but nothing dramatic. You can view in-depth Cabot Arkansas real estate market reports on my other blog. It is located on the home page of my Cabot Arkansas real estate site. Just click the link.Good Day

I wanted to write a quick post of the advantages of using a Cabot Real Estate agent. I have wrote a few posts in the past, but I always have more to say on the topic.1. A Cabot real estate agent can help you determine your buying power.Generally and agent can help refer you to good lenders that they work with on a regular basis. They should be able to make sure that you get the best rate possible. An agent can also be sure that your lender get things done in a timely manner. There is nothing worse than delaying a closing because the lender is not ready.2. A Cabot Real Estate Agent can help provide information about the areaThis is especially helpful if you are not familiar with the area. An agent can tell you about schools shopping and other information. I have a page on my website that...

I have a Cabot home buyer that has been under contract for the past three weeks. She came to me and said that she was already pre-approved for a loan. It was a lender that I was unfamiliar with, so I asked for his number. I called the lender and he said that the loan will go through and everything is fine. That was three weeks ago, today we found out that she would not be able to get the loan. The lender just found that out today. So now we are trying to scramble to get her a loan so she can buy this home for sale in Cabot.Lesson to be learned:When beginning the home buying process be sure to get a pre-qualification letter, not a pre-approval letter. What is the difference?Pre-approvalThis is based on information that you have given the lender verbally. It is subject to change based on o...

I try to post a monthly Cabot Arkansas real estate update. I focus on the amount of homes sold for the month compared to the amount of homes sold in the same month a year before. Here is a quick view of the Cabot Arkansas real estate market for December 2007.There were 35 homes sold in the Cabot Arkansas school district in December of 2007. This includes mobile homes. This report dos not include lots, vacant land, and commercial property. In December of 2006 there were 73 homes sold. That is a substantial decrease from a year ago. Property values are not dropping dramatically in Cabot Arkansas, but time on the market is.If you would like an annual update for 2007 visit my Cabot Arkansas real estate website. Your will find an annual update on the home page.Good Day

With the sub-prime melt down there have been tons of foreclosures in Cabotand Jacksonville Arkansas. I get calls from people all of the time interested in them. Many people do not know the process and how foreclosures differ from a normal real estate transaction. There are only a few differences from the ones that I have dealt with and here they are.Paper work, Paper workOnce an offer is accepted the bank asks for the buyer to sign multiple documents called addendum's. These basically cover the banks tail, saying that they do not have any knowledge of the condition of the home and the buyer is aware the purchase is considered "as is". Way more paper work to sign than a regular contract.Won't fix it even if it is brokeYou are purchasing the property "as is", normally you do not get a rep...
