This is a continuation of my last post. I wrote about the number of active homes for sale in the Cabot Arkansas area. The supply of homes listed on the market has dwindled down, there are 26% less homes listed on the market then were a year ago. Homes sales for 2009 are higher in the Cabot area then last year. So why am I listing all these numbers? We need sellers in the Cabot area. I am in the process of posting several posts of sellers that are needed because of limited competition. Here is a perfect example. Homes on 1 acre or more of land under 130K. There are currently only 16 detached homes on 1 acre or more for under 130K listed in the Cabot area. In Dec. the Cabot school board voted to propose a millage increase for Cabot. The increase is intended to raise approx. 22.8 million from property taxes in Cabot. A recent article was posted that spoke about how officials were trying to relieve some of Cabot's traffic congestion problems. The main thing that stuck out to me in the article was widening 89 and adding turning lanes to the road. Today I just seen a clip on Yahoo that spoke about the foreclosure capital of the America. The article said that Stockton Cal. was the capital. It mentioned that at one time a couple of years ago Stockton Cal. was one of the hot-spots in America for real estate. Home values were booming and then the bottom fell off in 2006.They were interviewing a real estate agent in the area that said 2 out of every 3 homes that were listed were foreclosures or distressed sales. That is incredible! I can not imagine that in Cabot. Right now there are foreclosures in Cabot, but no where near that many. By now we have all heard the news about the real estate market, and now the news about the overall economy. Everyone says a recession is near and the economy does not look good. I graduated college with a minor in economics and I have a little knowledge of what is going on. My opinion is that the national economy is not doing well right now. I do not know enough about it to say I think we are headed for a recession, but I do know that the Cabot Arkansas real estate market is not doing as bad as other markets in the nation. There was a recent article posted by Yahoo. It highlighted ways to help your home in a down market. Even though I would not consider the Cabot Arkansas home market a down market, there were some interesting tips that may help some Cabot home sellers. 1. Try to look like your neighborsNot physically, but your home should be similar to what other homes in the neighborhood look like. You do not want your home to be the largest home on the block or the nicest. Why? When pulling comparables in the neighborhood (which is what agents and appraisers do) it will be hard to get the added values if your home is much more extravagant. The National Association of Realtors released an article about expected home sales in 2008.  The article says that home sales are expected to stay steady through 2008 and pick up in 2009. The article states that home sales in the middle of the county are expected to offset the declines in some of the previous hot spots. There are wide variations of housing markets throughout the country. Nearly two thirds of metropolitan areas are showing home increasing home values.I have always said that the Cabot real estate market has remained steady. I have a Cabot home buyer that has been under contract for the past three weeks. She came to me and said that she was already pre-approved for a loan. It was a lender that I was unfamiliar with, so I asked for his number. I called the lender and he said that the loan will go through and everything is fine.That was three weeks ago, today we found out that she would not be able to get the loan. The lender just found that out today. I try to post a monthly Cabot Arkansas real estate update. I focus on the amount of homes sold for the month compared to the amount of homes sold in the same month a year before. Here is a quick view of the Cabot Arkansas real estate market for December 2007.There were 35 homes sold in the Cabot Arkansas school district in December of 2007. This includes mobile homes. This report dos not include lots, vacant land, and commercial property.In December of 2006 there were 73 homes sold. That is a substantial decrease from a year ago. With the sub-prime melt down there have been tons of foreclosures in Cabotand Jacksonville Arkansas. I get calls from people all of the time interested in them. Many people do not know the process and how foreclosures differ from a normal real estate transaction.
