Hanover is one of the most wanted neighborhoods in beautiful Bentonville, Arkansas... Home of Walmart and this location is just minutes from the Home Office of Walmart... Many vendors and Walmart executives love to live in this peaceful subdivision. Hanover has very little traffic - tucked away off of Walton Blvd. with rolling hills and lots of trees. The atmosphere is breathtaking! Hanover was developed in the 90's and is very established. Lot sizes range from .35 - .80 and a few are larger than that.Search homes for sale in Hanover (if there are any available) - feel free to call or email me today! I woke up to ice falling down and hurried outside to cover my flowers that had popped up in the last few weeks. Then the ice began to turn to snow. It is beautiful to say the least.... Might be our last snow this year! ENJOY!!!  "Sunshine is delicious, rain is refreshing, wind braces us up, SNOW is exhilarating; there is really no such thing as bad weather, only different kinds of good weather." - John Ruskin

Much happened in January, a presidential inauguration, a tough economy, a slow realization by the American public that we’re not quite out of the woods yet.  As the coldest of winter slides behind us so to does the worst of housing crisis, or so we hope.  Foreclosures made up a fair percentage of property sales in January as evidenced by the numbers.  Below is the January 2009 Northwest Arkansas home prices and market report from EXITrealestate540.com, Bon Appetito. Northwest Arkansas Home Prices There are currently some 5500 homes listed for sale in northwest Arkansas with an average Days on Market of 176.  It looks like 208 properties sold in the month of January and 277 went pending.  The fact that the number of homes pending is higher by a third than the number of homes sold is a ...

Our president and CEO of the real estate company I work for shared a very important e-mail with us a couple of days ago. It was a Urgent Call to Action for us to get involved! It is not often that we have a chance to influence legislation as he stated. This amendment would have a positive impact on our business and boy do we need that. There is a provision for the Federal Government to buy-down mortgage rates to 4.5% or less for a 30-year fixed rate loan for the purchase of a primary residence. This would allow thousands of new buyers to be able to afford housing which would boost our economy. He also encourged us to call and voice your support of Amendment #353 to the Economic Stimulus Plan and state why you think a mortgage buy-down will help stimulate housing sales in your community ...

This is a quick review of one of my absolute favorite places for lunch in Northwest Arkansas.  Bentonville Butcher and Deli is a relatively new establishment that offers upscale grocery items and a nice selection of premium meats from beef and Italian sausage to stuffed chicken breast, fresh fish, and seafood.  They also have daily lunch specials that I get delivered by email every morning so I can plan my lunch accordingly. Mmmmm... You can sign up for their daily lunch special notices by email at 360Bentonville.com.  The lunch special consists of a hefty (I hope your hungry) portion of the main dish, 2 sides, and choice of a soda, water, or tea...all for under $7 bucks.  Beat that.  The main dishes I've personally had that I like are: Chicken Spaghetti Mexican Chicken Casserole Lasagn...

This is a quote that is well known and recently adopted by my broker.  She started to share this quote with us in meetings. If you really think about this quote you can apply to all areas of your life not just with real estate.  If we stop and wait or if we run and hide what are we really accomplishing?  You really have to face all things good or bad with an attitude that we might not be able to get around this but it is just a matter of working through it and finding ways to overcome it.  Challenges in life make us stronger, better people. My mom always said there is always someone that has it worse than you.  In this economy we need to reflect on how we got here as a nation and how we can improve it and make it better even if it is just one house at a time, one family at a time, on...

Not all sellers are aware of how short sales and foreclosures can and do affect your credit score.  The bad news is that whether you are going through a short sale or foreclosure your credit will be affected in the same way. For example if you have a credit score of 680 before a short sale or foreclosure it will drop anywhere from 200 to 300 points depending on the overall credit.  Also in some cases a seller may be subject to a deficiency judgment for the difference in the loan amount and amount paid. The lender has the choice of doing this in a short sale or foreclosure. To further investigate if you are in danger of this happening to you contact a real estate lawyer to assist you. The good news is a consumer can normally buy a new home after a short sale within 2 years and 3 to 5 yea...

The housing market in Northwest Arkansas is being affected across the board from small single family homes and apartments to sprawling luxury estates.  Highly customized luxury homes - from Chuchhill Downs in Springdale to Pinnacle Subdivision in Rogers to Talamore in Bentonville - are sitting on the market, waiting for the right buyer and the right price.  Find out why these high-end luxury homes are known throughout the real estate industry as ‘White Elephants.' What's a White Elephant? According to Wikipedia, a white elephantis a valuable possession which its owner cannot dispose of and whose cost (and upkeep) exceeds its usefulness.  The phase comes from Burma, Thailand, Laos and other southeast Asian countries' Monarchs who kept the sacred animals as a sign of peace and prosperity ...

Every ten years since 1790, our government hits the pavement and counts every soul in the United States, District of Columbia, Puerto Rico, and the Island Areas.  This creates a need for thousands of new jobs across America, Arkansas, and Benton and Washington Counties.  In these tough economic times, I thought it my duty to give new jobs in Northwest Arkansas some exposure to help out my fellow Arkansans.  The U.S. Census Bureau is looking for 125 people in both Washington and Benton Counties to be part-time census takers.  The hours are flexible, pay is good, and the work is always close to home.  Why do we even have a national census? The United States Constitution (Article 1, Section 2) requires that everyone in the U.S. be counted at least once every ten years.  This number helps o...

We went to the Christmas Parade in Bentonville on Saturday.  It was so cold, it really felt like Christmastime.      The elves stopped to make a balloon animal for a little girl near us.       Of course, what Christmas parade would be complete with out the Energizer Bunny, and Walkin in Weiner Wonderlands?         The Bryer's driver must have been playing hooky - he obviously didn't count on my sharp eye!         -------------------------------------------------------------------- Sandy Jagmin Brick Road Visuals Professional Virtual Tours in Northwest Arkansas www.BrickRoadVisuals.com
