In a recent article of "The Economist", Moody's Economy.com the Phenix City, AL - Columbus, GA area ranked 7th nationally in job growth out of 378 metropolitan areas. This is tremendous news for the area and especially the homes for sale in the Phenix City, AL and Columbus, GA area. With other cities in the state and nation struggling in these tough economic time, this area is going from strength to strength.   There are several factors that contribute to the job growth. Here come the 2010 forecasts... Mortgages rates, which hit an all-time low about a month ago, are slated to rise to six percent by the end of 2010, according to the deputy chief economist at mortgage financier Freddie Mac. Amy Crew Cutts told the Washington Post mortgage rates could climb about a percentage point over the next year as the Fed winds down its mortgage securities purchase program. She said private buyers of mortgage securities will demand a higher rate of return on the investments than that of the Federal Reserve, prompting banks and lenders to raise interest rates for consumer loans. Last week, the always-hot 30-year fixed averaged 5.05 percent, up slightly from 4.94 percent a week earlier; but rates have increased for three consecutive weeks since hitting rock bottom. A...

Wynning Interiors staged a house in Yorktown Subdivision in Phenix City, AL on March 7, 2008.  Yesterday (June 23, 2008), the house went under contract to close in 15 days...only 15 weeks after staging!  In the staging world 15 weeks is a long time, BUT in Yorktown Subdivision 15 weeks is lightening fast!  Prior to staging, the house was on the market for over a year.  I've posted about Yorktown before...the subdivision was not developed in phases and at times there have been at least 60 NEW (COMPLETED) houses for sale. Below are some photos of a new home that we staged for Richard Key Construction in Phenix City, Alabama.  This home makes a statement all by itself, but look at the difference a couple of paint colors and a simple accessory staging makes!  The Realtors comment was that it instantly raised the temperature in the house by 20 degrees.  She had more interest in the house in one day then she had in 6 months!

Phenix City cleared a major hurdle for the Troy State University Business School to locate along the River in Phenix City.    The Office of Housing and Development approved the purchase of the Triangle property at the 700 and 800 blocks of Phenix City.   This is the land designated to be used for the new business school.   The new business school coupled with the construction of the Phenixian along the Riverfront will be a huge step in the revitalization of downtown Phenix City.   Phenix City is working to revitalize much like Columbus on the other side of the river.   Columbus State University has moved their art and music schools downtown and rehabbed several downtown buildings in the process.   Coupled with the new streetscapes and the RiverCenter - downtown is becoming a great place...

Klaus Nicholson hit the proverbial nail on the head when he blogged about the market conditions in the Columbus/Phenix City area.  Phenix City (Lee County in particular) is inundated with 3 BR/2BA houses between 1500 & 1800 square feet.  I drove through Yorktown subdivision a couple of months ago and counted 60 newly completed houses for sale...this did not include the houses under construction.  With this kind of competition sellers of existing homes need to make their home stand out from all the rest.  This is where Professional Staging comes in to play!Staging is new to the Columbus/Phenix City area, but what a difference it can make in the sale of your home.  Statistically, staged homes sell faster and for a higher asking price than non-staged homes.  Keep in mind that the cost of s...
