Celebrating Labor Day Weekend On Logan Martin Lake Summer has flown by, and Labor Day has once again slipped up on us. Most of Pell City and the Logan Martin Lake area will be celebrating it as the last unofficial summer holiday on Logan Martin Lake. Before we crank up the boats and jet skis, let's reflect on the reason why we can spend a long weekend celebrating this day. The South Park Shopping Center Developers Have Broken Ground On The New Home Of The Publix Super Market In Pell City, AL   The developers have broken ground on the new South Park Shopping Center in Pell City AL. The excavation work is moving quickly and is exciting to watch. Information from the Daily Home shows that the new South Park Shopping Center will have a 45,000 square foot store for the Publix Super Market.                                                             Now Is The Time To Purchase A Home Because The Sky Is Not Falling If you watch the news in Pell City, St Clair and Talladega Counties, you know by now that they are reporting about the decline in sales for existing homes and new construction. We have to realize that the tax credit ended April 30, 2010 and all purchase contracts had  to have time to make it to the closing table. Some of these home purchases would have closed in June.  In my opinion, this escalated the time frame for buyers to purchase earlier in the year so, they would receive the stimulus check. I have been nominated to be on the Pell City High School's Career and Technical Program's Advisory Council. Wow. They are trying to improve the school's courses and programs offered to our students. They have added career programs this year to include Housing, Personal Finance, Media Publications, Drafting, Public Management, etc... I, of course, have been asked to represent the Housing program on the Advisory Counsel. Now, this is the challenging part. Tuesday night I was asked by the teacher of this course to come speak to her class about what students need to know about purchasing the home. I will need to speak for 50 minutes.     Every once in a while you will see a post that burns itself in your memory. If I could remember who posted it, I would link the post. In their area, they found a farmer selling vegetables on the side of the road with an honor system for anyone wishing to purchase while he was not there. When I read the post, I could not imagine anyone having that much trust in the people of their area. It is very important to me to try to support our local farmers. I stopped at this great little farmers market, and I gathered what I needed, when I was paying for it, I saw that this farmer also had an honor system. The farmer told me he never had a problem with anyone not paying for their vegetables. Now how cool is that! It goes to show you what good, honest and hard working people that live in St....

They found southern hospitality abound and decided that Logan Martin Lake is the place that they have been searching for.                                   Pell City Sports Complex ~ Where Memories Are Made   Magic is once again filling the air, when school starts so does the excitement at the Pell City Sports Complex. You can almost hear the cheers as you drive into the 45 acre sports complex, located behind the Civic Center in Pell City. Come watch memories being made. The Pell City Parks and Recreation offers a field for a variety of sports.  In the complex there are four lighted softball fields, five lighted baseball fields along with a lighted soccer and football fields plus a multipurpose field.     I started calling Pell City, AL my home in 1993, after moving here from Maryland. Prior to the move, my son lost his German Sheppard to Cancer. My promise to my eight year old was when we got settled in our new home; he could get another pet. True to my promise, when we got settled, off the animal shelter we went looking for a new puppy. I was in need of a Veterinarian to check the puppy out. After asking around, on a recommendation, we meet with Dr. Jim Farmer at the Pell City Animal Hospital. Our newest family member was shown excellent care and compassion. When she was sick, all we had to do was to call Lynda, and she would work Coco in to see the Doctor. Pricing Your Home In Today's Market   I have been looking at the sales in my area for July. The numbers are down across the board for the month.  Sellers, if you want your home sold, you cannot over price it.  By using the correct method in pricing your home in today's market, your home will sell.  Take a look at the sales and how many homes are up for sale  in Pell City. 14 homes that sold, at an average price per home of  $205,350 the average days on the market were 95 days.    When this report was prepared, there were 162 homes in the area for sale.  (A home on the lake sold for 1.2 million which brought up the average price per home.) Okay, so I have a home that two sets of my buyers are interested in purchasing. The home disappeared off of the MLS and is now going to auction. Can't say I blame the owner/lender for doing so, since the home has been on the market for a bit of time now. Yet, the problem I have is that the commission can be blown off by the buyers for the agent who was the procurring cause through the auction website. Now, I definitely do not recommend going to an auction or even bidding on a property with an auction company without an agent, but believe you me, it can and does happen. Hopefully I have developed enough trust with my buyers, and loyalty, so that they will be faithful to me for the assistance I have provided thus far, but I got to thinking about how many agents lose their buyers to these ...
