Walden is an upscale subdivision located in Madison, Alabama with 164 home sites. It has large wooded areas preserved in their natural state via conservancy easements and the main entrance of the community hosts a private park with a lovely small lake. A clubhouse, and Junior Olympic size pool are also available for use by homeowners and their guests.Walden is in a unique price niche (upper $300k - mid $400k) for its location, as it is surrounded by neighborhoods that are less and more expensive. The closest comparably priced neighborhood is Browns Ferry Crossing, however Browns Ferry Crossing is new construction in its infancy and barren of wooded areas and trees, whereas Walden's major construction occurred during 2002-2005 and an effort was made to save established trees especially i...

In continuing the absorption rate discussion from a previous post, I would like to narrow the previous example to a segment of the local market and demonstrate how even within a moderately sized market segment there are actually several mini markets with widely different supply and demand characteristics. The North Alabama market segment illustrated in the following table is Madison city limits segregated further by price. Note the wide variety of market conditions across the various price ranges. In this localized market example we see upward price pressure in the low end, flattening to downward price pressure in the middle, and some strong downward price pressure in upper end homes. Note the almost 2 yr supply of homes above $550k compared to the 3 month supply of starter homes. Madiso...

There is a house located in Madison, AL that is sinking? WHAT? Yes you heard me sinking! Evidently the house was built on top of a cavern that no one was aware of, and there is nothing that they can do about it. The insurance will not pay! For the insurance company to pay they would have had this option added extra on their policy? Would we every think of this?Nobody would ever expect this to happen, and I deeply feel for the people. City engineers are setting up seismographs to check to see the movement of the cavern. It shifted even the sidewalk in front of the house. The couple bought the house only 3 months ago, and now they have 2 mortgage payments, and paying rent. This would be a great time to think about our insurance policies!Let's pray for this family! I believe if they keep...
