Huntsville Alabama Jobs and Employment Submitted by: Kimberly Grant, Huntsville Real Estate Agent Huntsville / Madison Real Estate Blog   We have some great news here in the Rocket City!  Madison County remains in the lowest county unemployment rates in the state of Alabama.  For the month of June, Madison County had a 3.9% unemployment rate which is lower than the national rate of 5.5%.  It is also below the state rate of 4.7% for the month of June.  Alabama is now tied with Vermont for the nation's 20th lowest unemployment rate.  This is a move up from May when Alabama was number 21. Yesterday the local Chamber of Commerce held an Economic Summit Meeting where the current status of local BRAC employment was discussed. One of the highlights of the discussion was that only 15% of the 1,050 jobs that have transferred to Redstone Arsenal thus far have been filled by personnel moving with their jobs. Joe Ritch, a Huntsville lawyer who chairs the Tennessee Valley BRAC Committee stated, "BRAC will be successful, but companies in Huntsville will be hit hard"; indicating that many of the incoming jobs will likely be filled by aerospace workers already employed in the area. Looking for Huntsville area foreclosures?  Are you looking for property to renovate and flip?  While foreclosures can be found in Huntsville, be prepared.  There are not many such properties and the competition for them is keen.  Today (6/4/08) there are 3143 total active properties in the Madison County MLS yet only 76 of those are foreclosures.  (stats from the MLS this morning...) Prospective buyers of local foreclosures need to be prepared to, 1) inspect properties before making offers as most of these are offered as-is, where-is and Alabama is a Caveat Emptor (buyer beware) State, 2) be prepared to pull the trigger to make an offer immediately upon finding a good home and, 3) have an available letter of credit or lender pre-approval letter ready to accompany any offer.  In many cas...

One of the most special things about Huntsville, Alabama is that its real estate market is vital and healthy.  Property values are increasing, the number of homes to select from is substantial due to the new construction and the loan rates are awesome.  This is one of the top markets in which to live and own a home right now.  As the home of the United States' missile development, whether for military or NASA use, this trend is set to continue.  Jobs are plentiful and unemployment is low (<3%).  About 1 in 10 people is an engineer and I see people wearing t-shirts that say "Why yes, I am a rocket scientist!"  Huntsville is the home of the original Space Camp and that facility houses on the Good Morning America's 7 Wonders of America, a real Saturn 5 rocket which is being restored.  We'd...

The US Army held their annual Tactical Missile Defense Conference at the Van Braun Convention Center in downtown Huntsville on May, 20, 2008. Having some close friends and workmates that work on Redstone and were able to attend, we were able to take a look at their notes and pass on this brief summary: The BRAC process is heating up with lots of federally funded office building construction well underway on Redstone. Roads are a concern and Redstone Commanders want several additional projects, one being a four lane expansion of Martin Road, from the Arsenal to Huntsville International airport. In a previous entry we analyzed the supply and demand trends of the Huntsville Alabama Real Estate market. The trends we have been seeing over the last 5-6 months have been an increase in supply and a decline in unit sales. In any market regardless of product, one would certainly think that pricing would be responding to the current supply/demand model and this is certainly the case when looking at the City Limit marketplace.
