Yep, that is what I said…It hasn’t happened in a VERY long time, but it happened yesterday. My clients looked at a home and totally fell in love with it. A little background…We have been looking since around October for that perfect home. The first one we put an offer on was a brand new home, 3600+ sq.ft., with a large backyard. The price was $254,000+. Since the home had been sitting there for a long time and the builder hasn’t had anything sold since last summer (and this was January), along with the fact that the home was 80% complete (which it would have to be finished before my clients took possession), my clients offered $248,900. And, since the listing stated that the builder would throw in 2” blinds and either a fence or appliances (washer, dryer, stove, refrigerator and microwa...

Town Home Sold Lake Forest Huntsville Alabama 35824 My client just closed on this very nice, new Lake Forest Huntsville Alabama townhouse...the last available town home in Lake Forest.  There were eight offers to contend with, but we got there first and thanks to the hard work of the listing agent it was a fairly smooth transaction...I say smooth because this was a foreclosed property that could have been anything, but smooth. All that aside, the real point of what I want to say is that the real estate market in the Huntsville Alabama area is very active.  Buyers, in my opinion are off the proverbial fence and taking advantage of current low rates and well priced homes.  Absorption rates for Lake Forest clearly shows that it's still a buyers market, but I believe that because Lake Fores...

Mountain Brook Take Your Pick, Madison Alabama Or Birmingham Actually this is not a fair comparison as Mountain Brook, Birmingham Alabama is a city and Mountain Brook, Madison Alabama is a subdivision, but they do share some similarities.  Both Mountain Brook's are well know in their areas for their beauty and natural surroundings.  Mountain Brook in Birmingham is well know for being the wealthiest city in Alabama featuring high end homes. It's also called "The Tiny Kingdom" because it's home to many celebrities who currently live or come from the area.  Bart Starr, Courteney Cox, Wayne Rogers are a few names we all recognize. Check out our @Homes Birmingham Website for Mountain Brook Homes   Mountain Brook, Huntsville Alabama has a very diverse style of architecture with homes listed f...

Shout Out To A Few ActiveRain Members...Thanks For Your Concern Last April 27th Alabama was hard hit by strong storms and tornadoes.  We have not fully recovered from that and yet yesterday March 2nd saw another round of damaging storms and tornadoes roll through northern Alabama and into Tennessee.  While this latest storm system didn't cause nearly the damage as last years weather, we still sustained damage mostly following the same path.  My neighborhood as well as many friends neighborhoods were hit once again.  Fortunately for me I only lost power which is still out a day later, but other friends, clients and co-workers weren't as lucky,   During yesterdays and last years storms I received several phone calls, emails, text messages and FaceBook inquiries asking if I was okay or if ...

South Huntsville, Alabama is getting a new park! The groundbreaking ceremony was held last week on the 52 acre site. It will begin with the first phase being a dog park that officials hope can be connected to the Aldridge Creek Greenway and McGucken Park. The dog park should be completed by the end of the year. District 5 Madison County Commissioner Phil Riddick is supplying the land, fences and materials for paving. The city will provide the labor and build a pavilion. Riddick said in a news release that schools, libraries and parks are a priority for south Huntsville residents. “This new public ...

Do you have a C.L.U.E.®? With all of the tornado activity in North Alabama last year, it’s easy to see why potential home buyers may be a little skeptical about the condition of homes they may be considering for purchase. In addition to tornados, it’s also well known, by any homeowner in Madison County, that we get more than our fair share of hail storms. Add the third peg to our stool, Alabama is a “Buyer Beware” state and does not require a seller’s disclosure, and you can easily see how a potential home buyer could be apprehensive. Many offers have recently been showing up with a request for the seller to provide a copy of the C.L.U.E.® Home Seller's Disclosure Report for the property being sold. C.L.U.E. stands for the Comprehensive Loss Underwriting Exchange. It is an exchange esta...

Meridianville Alabama Another Happy Family Helped Into Their New Home By Nick T Pappas Real Estate Broker Being a Realtor here in the Madison and Huntsville Alabama area has its perks and one of the events I look forward to the most at the closing table is presenting the lady of the newly purchased home a commissioned work of art of the new home.  I've done this several times and it has provoked more tears...good tears...of appreciation and thanks.   Not quite two years ago I represented Julie Ellsworth and her husband Chris in the purchase of their new home.  Julie, it turns out is a fine artist and I began commissioning her to paint watercolors of homes my clients were buying and presenting them as closing gifts.  If you are a homeowner, Realtor or anyone interested in having a framed...

Real Estate Agents Are Not Responsible For Listing Prices, The "Value" Of Your Home Or Neighborhood There was a time (not so many years ago) when the attitude of the general home buying and selling public was that an agent would intentionally list a house higher than neighborhood statistics would support just to satisfy the seller and there by gaining a listing and or to receive a higher commission if the home did sell.  I have no doubt that some agents were guilty of this, but not the majority and not in the realm of ethical agents that I choose to deal with.  Now it seems the pendulum is swinging the other way and a few frustrated miss informed souls feel that Realtors are the blame for destroying neighborhood values by lowering home list prices too far.  Below is an actual email that...
