How Desperate Are The Home Owners To Sell? How Much Do You Think The Seller Will Take For That Home? Well now isn't that the $64,000 question!  First of all I don't know a single Realtor who has a Crystal Ball that can answer that question.  Shortly after that question usually comes another that goes something like:  "do you think they'll take $XXXXX's and can't you just call them and ask?....I really don't want to fill out all the paperwork if they're not going to take my offer". Preapproval Is The First Step A Current client asked me this question after showing her a couple of condos. "...what do you think a minimum salary should be for a place like this, because we are trying to figure out all this before we look into it more..."? Perhaps I should have asked if she was pre-approved for a loan before showing properties, but my philosophy is not to push clients/customers up front.  I don't mind showing a few properties before we get down to the brass tacks of buying a home, but this is something every buyer needs to know before that actually start house hunting..."how much house can I afford to buy?" Home Inspection?  It's A New House Why Do I Need A Home Inspection? As Realtors especially dealing with new home construction this is a question we come up against more often than not.  Most buyers see the need for a home inspection when buying an existing home, but many others purchasing new construction feel they are wasting money hiring a home inspector particularly when many builders offer 2-10 warranties and the builder will also do a pre-closing punch list walk through for any visible or found defects....so why have new construction inspected?   From personal experience I can tell you that a home inspector is going to find things that a formal walk through with the builder will not reveal.  I cannot think of one instance that the home inspector I like to use has not found somethin...

Why Should I Get A Home Warranty Before I Sell My House? If I'm selling my house and there's been a clean home inspection then why should I pay for a home warranty before I sell? Offering a home warranty with the purchase of your home is a great idea and can have dual benefits.  First of all when your listing agent orders a home warranty it will cover you, the seller, while you are in your home and for the length of the listing agreement.  Typically home warranties are purchased for one year on behalf of the buyer, this gives a potential buyer more confidence in the purchase that in case anything malfunctions or breaks for one year it will be covered.  Of course not all items in a home are covered unless extended or additional coverage is purchased.  I think this really works well for i...

Doesn't The Seller Have To Make Home Inspection Repairs?   I want to make my offer based on some of the major repairs that's needed in the home and if the home  inspection reveals other problems can't I get out of the contract if the seller won't fix those things?  If the seller won't fix those things then all bets are off. ------------------------------------------ I understand how you arriving at your offer and the reasoning behind it, but from the banks perspective they really don’t care about your level of risk or the work you plan to do.  It’s all about the numbers to them…it’s all about the bottom line…no emotional attachment…they probably haven’t even stepped a foot inside the house.  It’s reasonable to say they priced the house minus needed repairs that would bring the home to ...

Huntsville Alabama, If He Won't Move Out-Charge Him Rent Earlier today I was out previewing property for a client and found this little critter.  It's one of the larger moths I've ever seen and he didn't want to move at my urging.  So if my buyers pick this house that apparently comes with a squatter my best advice is to charge him rent.  I placed a quarter in front of it for comparison, I believe it's called a Polyphemus. This guy was actually still clinging to life, barely...so I scooped him/her up and placed it outside.  Hopefully it will come back to life. A 30 minute commute will keep us off of big water like Wheeler or Guntersville lakes but by searching just on water property in the $180,000 - $260,000 range (looking to negotiate lower.)
