I've got an investor set up on an automatic email list to receive new listings daily.  Well as I was scrolling through the listings, I noticed the following in the agent notes of a particular listing for a condo  $1000 SELLING AGENT BONUS FOR OWNER OCCUPANT PURCHASES, FROM 9.13.10 to 11.14.10. With a sales price greater than $25,000.00. Must be Closed by 12.31.10What's my point? you might be wondering. Well it's not the bonus.  I'm all for that.  This is a 2 bedroom, 2 bath condo in an area that is known to have one of the best schools systems in the area.  It's been listed since 09/19/10.  No  problem there.  And the condo is listed for $49,900. The Russet Woods Hoover AL school rezoning plan, as detailed in the October 6, 2010 Birmingham News has been anticipated for about a year and really should have very little impact on the demand for housing in the area whichever direction the system decides to go.  All Hoover City schools, including those at the elementary, middle and high school level, are quality institutions that exceed national averages on the SAT.    The Russet Woods school rezoning plan involves moving students from Deer Valley Elementary to South Shades Crest Elementary for residents in the Russet Woods community.  The proposed rezoning is due to Deer Valley approaching its student enrollment limit.  The move makes a lot of sense from the standpoint of traffic as Russet Woods parents will have a shorter commute wh... 10/07/2010
