"It's something I promised the people that bought in here a long time ago," Wireman said. "I think it will enhance the property values. The owners can walk from their unit along the boardwalk to the restaurant." (AP) - As Labor Day tourists take an end-of-summer beach trip, owners of thousands of condominiums that line the Alabama Gulf Coast say they're getting burned by soaring insurance premiums. Insurance legislation aimed at making coverage available and affordable on the coast since rates spiked after Hurricane Katrina couldn't come soon enough for the resort real estate industry. "It's horrible. Rates have gone through the ceiling," said Fort Morgan builder Greg Miller. Miller said Friday he paid $22,000 in coverage on four condo units until Katrina struck two years ago. Fort Morgan State Historic SiteLocated at the tip of Mobile Point, Fort Morgan was an important element of coastal defense for the U.S. from the Civil War through World War II. The construction of Fort Morgan began in 1819 and finished in 1834. Fort Morgan was the first line of Confederate defense during the Battle of Mobile Bay in 1864. The onsite history museum contains artillery pieces, military uniforms, small arms and original photographs from the 19th century through World War II. A living history encampment held the first weekend in August commemorates the Battle of Mobile Bay and the Siege of Fort Morgan in 1864.

The May numbers are in and they are good. Of course with the start of the hurricane season and all of the media hype they are not as awesome as they could have been. But the core numbers show that we have had SIX MONTHS of declining inventory!  A decrease of 724 units since November. Sales are good too!  63 Units closed last month, I know that is not white hot but it is very solid for the month of May. The year to date numbers look very encouraging too. 2006 Closed YTD end of May was 175 and 2007 Closed YTD end of May was an awesome 346 Condos!  That is 198% of previous year! I do believe that we will continue to see a correction in supply and demand through June and July....The trend continues!
