Family Promise of Baldwin County is hosting the 4th Annual Chocolate Affair, which will be held on Friday December 9, 2011 at the Foley Civic Center from 7:00 pm to 10:00 pm. Family Promise of Baldwin County provides shelter and other services to families with children under the age of 18. Last year's event brought in around 250 people who sampled an array of luscious chocolate, appetizers and liquid refreshments. The Foley, Alabama real estate market continues to thrive, in terms of monthly home sales, due to the wide array of homes available for sale under $150,000.  While many areas of Baldwin County are seeing meager sales, Foley is in the double digits month after month.  Why? The majority of sellers in cities across Baldwin County are not as willing or able to price their homes as aggressively as those we have see in the Foley area.  Also, Foley has a much higher frequency of foreclosure and short sale properties on the market, leaving sellers who need to sell, with no choice but to price their homes in accordance with the distressed property market. There are various reports that we can generate from the Baldwin County MLS system.  These reports provide data to the consumer that demonstrates trends in the market.  One such report is the National Association of Realtors report.  We can run this report for the whole county or for specific areas.  We can also run the report based on a date range.  Here is an example of the report for Foley for the January 1, 2007 - August 30, 2007 period:The report can be overwheming because there is a number of data elements.  There are a few highlights that I would like to point out:There were 776 new listings in the MLS during this period of time.  Of those 776,  144 have sold for a sold percentage of about 18% which is not a good number.The average days on market for homes that sold was 191 days, ...
