EDMONTON - Edmonton’s economy and housing market have been improving and are outperforming Calgary on several fronts, according to an analysis from the Conference Board of Canada. These yardsticks include faster economic and house price growth this year, along with more housing starts in four of the past five months. The city’s housing markets should remain buoyant, fuelled by healthy population advances, said Robin Wiebe, senior economist with the board’s Centre for Municipal Studies. Edmonton’s relatively large public administration sector — twice the size of Calgary’s as a share of total output — helps balance the local economy and has allowed the Edmonton economy to actually outperform that of Calgary over the past 20 years, with higher average annual GDP growth over that period. Lest we Forget, A Moment of Silence is the Least We Can Do.I'm taking a seminar this weekend. I was a bit disturbed when I saw that we would be going all day Sunday, November 11, as well. But, I have it covered, I set my iPhone alarm for 10:55 so I can call for a moment of silence. It's the least we can do, since the reason we can sit & learn something over a weekend is because we're free. Please don't forget, 11/11/12 at 11 am. A moment of silence...I remember.

Hot Off the Floor! Foniks Monkee is Burnin' Down the House! The Foniks Monkee Band have been recording for the last couple weeks so we can have a demo disc of our sound, because we'd like to play a New Years Eve gig.   It's always good to be able to let people know they are buying a band that can play their instruments... I made this 'video' on Microsoft Movie maker & it was really easy, but in making it, realized we need some better pix! I see a photo shoot in our future...Let me know what you think.

Have You Calculated What it Costs to NOT Stage Your Home For Sale? Many home owners balk at the thought of spending money on a home they are selling. They want to make money on it so they can have a better new home.Savvy Sellers know; to make money sometimes you have to spend a little & Staging a home has been proven to change the appearance, appeal & days on market. But what about the owners who won't spend money on Staging? Are they really saving? Carrying costs, mortgage, utilities, insurance, etc. can add up when a house doesn't sell. On average a house that is Staged sells over 50% faster. (that's a low estimate, but we'll use that number for arguments sake)So an unStaged house on the market for say 6 months will have to pay 6 months worth of carrying costs. There may be a price reduc...

Home Staging is Like Music! Leaving Room to Breathe...Recently, in an article in Canadian Home Trends Magazine, I was quoted as saying: "Picking items for a stage is always like Christmas. I’ll forget I had something or remember how much I liked an item and can’t wait to use it. Often I pack too much, because I want to use it all! Sometimes I have to remember to edit, because Staging is about ‘air’ (empty space) in a room, space to breathe. It’s like music: as a musician I know that silence is a part of music, just like air is part of design." I used that comparison because; like a musician does with music; a Stager can set the mood of a room with what goes into it. Rooms can be fun, vibrant, romantic, cheerful, but shouldn't feel too crowded or stifling. Just like when there are too ma...

Divorce Dust: It Doesn't Just Apply to Renovations...Mike Holmes, Canadian Contractor and HGTV personality, often describes reno's gone wrong and the stress that comes with it "divorce Dust". (Photo courtesy Mike Holmes & Face book) Couples going through this strain will often argue constantly sometimes to the point of no return. The mess, the stress and the financial burden and expectations/letdowns can become too much. It can be that way when people are selling their home as well.Someone may have been transferred to another city or need to sell their home quickly for another reason.Realtors know that clutter is one of the biggest problems with a home, it makes the house look small, might make it smell and often is dirty/dusty. A Realtor can tell a homeowner to de-clutter, but that is l...

House building booms again - “There is a feeling in Canada that the economy is performing well. I used to make the old "Deadmonton" joke for years because I actually lived near here in the 80s and remember driving through town and literally seeing tumbleweeds blow down the streets. It left an impression of desolation on my teenage mind.    I'm going to take that  back that that is one of the two biggest myths about Edmonton, AB. 1. Edmonton has nothing going on - Edmonton is such a vibrant city. Every week there is some event or festival that is often free or has reasonably priced entry. In fact Edmonton is called the Festival City. With our young family we are always able to find something really interesting and fun to do pretty much every weekend.  Look at what's happening in Edmonton now Click   2. Edmonton is hard on the eyes - It's actually a beautifully evolving city. Where ...

Home Stagers; the Auto Detailers of Real Estate?People sell their cars, or trade them in all the time for something better. They always want to get as much as possible for their old car, because that number will always be in direct correlation to what kind of new car they are going to purchase. Most people are wise enough to clean their cars before putting it in the auto trader or on Craig's list & kijiji. They know that someone isn't going to buy a dirty car with pop cans and other trash littering the floor of the back seat. Some people, who really care for their cars, will go as far to take their car to an auto detailer and spend some money to get the car looking brand spanking new so a buyer will be wowed and know they are getting a great car for the price. When a buyer thinks they are ...

When Does a Query Become an Annoyance? Home Staging in Edmonton.I have been, throughout my Staging career, perusing MLS to see if there are listings that could benefit from Professional Staging in the Edmonton area. Depending on your perspective, unfortunately or fortunately I have found there are more that need help than don't. I'm always pleasantly surprised to see a listing that I wouldn't do much to. And when I do see a listing that needs some tweaks, or an all out makeover, I will contact the agent (usually via email, but I'm trying to get over that and call). I realize, from being on this fabulous network and reading the AR Realtors blogs, that it's not always up to the agent how a home is presented to the public on MLS. I know it has to do with the homeowner, and to a great degre...
