The Ritchie real estate average sale price per square foot keeps on rising.  The Ritchie neighbourhood is seeing a resurgence in recent years and the average sale price per square foot is reflecting the increase in lot value in the neighbourhood.  Ritchie should continue to climb as more and more buyers see the central location and Mill Creek Ravine access benefits of this area. Lago Lindo finished 2011 much like the rest of Edmonton.  The average sale price per square foot in Lago Lindo slipped lower off the 3rd quarter numbers, but Lago Lindo did manage to stay above the Edmonton average sale price per square foot in the 4th quarter of 2011.  There was a home that sold for $525,000 this last quarter in Lago Lindo, and that was the highest sale price recorded for the whole year.  Lago Lindo Real Estate Price Graph

The Jamieson Place real estate average sale price per square foot had a weaker 4th quarter in 2011.  The average sold price per square foot in Jamieson has dropped below the Edmonton average again.  Interestingly, Jamieson Place rarely stays below the Edmonton average and in the past few years has always rebounded back over the Edmonton average in the next quarter.  Jamieson Place Edmonton Real Estate Graph

The Canossa neighbourhood has seen a large increase on a sale price per square foot basis this last quarter of 2011.  The proportion of bilevels and split levels that sold in the 4th quarter was higher than normal and did influence the average selling price per square foot.  Canossa Edmonton Real Estate Average Sale Price Graph

RIP, A Sad Day, Etta is Gone... Some of you know I sing in a band. I've been singing blues all my life. Koko Taylor, Elmore James, Ella Fitzgerald, and the incomparable Etta James have influenced me profoundly. We have lost an incredible vocalist and a woman who made it through many struggles in her life. Through it all; weight problems, failing health, drug addiction, and now cancer, her incredible voice is still the one thing that will never stop. She has been a large part of my life to the point we used this song as our wedding dance...Thank you . Rest in Peace Etta, you can relax, at last.

The Montrose neighbourhood has seen a real softening in the average sale price per square foot.  This is despite the fact that Montrose did have a home over $350,000 sell this past quarter.  2012 numbers will show if this is a trend or a short term blip in the data for Montrose.  Montrose Edmonton Real Estate Price Graph 2012

Active Rain Posts Won't Always Show Up On Face Book!I have gotten into the habit of 'liking' posts from Active Rain to Face Book. It just seems natural that I would share the posts I like with my friends and colleagues, even if they haven't figured out how great AR is for their Real Estate related business, or are not in a RE biz, but would still benefit from the wisdom and humour of my AR friends. The fact is; you can 'like' a post, but if it is a "Members Only' post, access will be denied to Face Book, because Active Rain is respecting the author's wishes to keep the information inside the Active Rain community. Keep 'liking posts', but be aware if it is supposed to be private to us on AR, it will stay that way...

The Twin Brooks real estate average selling price per square foot continues to be a little higher than the Edmonton average sale price per square foot.  The last 2 quarters of 2011 saw Twin Brooks exceed the Edmonton average.  Prior to that time, Twin Brooks actually was a little lower than the Edmonton average.  For more detailed information visit: Twin Brooks Real Estate Sale Prices 2011

The Parkview and Valleyview Edmonton real estate update including sales data up to the end of 2011 is now up.  Parkview had a $2,800,000 home sell this past year, but that wasn't the highest sale price recorded on the MLS system.  The highest sale price was $3,999,000 in, drumroll please...... neighbouring Crestwood.  Parkview Edmonton Real Estate 2012

Here is the latest news release on the Edmonton real estate market from the REALTORS® Association of Edmonton. 2011 Edmonton real estate market provides stable and healthy base for 2012 Edmonton, January 4, 2012: The REALTORS® Association of Edmonton reported that the all-residential average price for real estate sales through the Multiple Listing Service® (MLS®) in December was up 1.7% ($316,415) from a year ago. The average price of a single family detached home was also up 2.0% to $364,803 from December 2010. Relative to last December housing prices were up overall as well. My Day Spent As Jordan Eberle's Meter Maid! I wrote a post in September about My Day As A Meter Maid! A Day in the Life of an Actor...
