Why Can't You Let Me Stage in Peace!?! Recently I staged 2 homes practically next door to each other over 4 days. 1059 & 1077 It was a little crazy and some things had to be carted back and forth to be used in one or the other house. Art lined the front hallway and bins and furniture were scattered about in different rooms waiting to be placed. Amid this controlled chaos the front doors would open and Realtors would walk buyers through showing them what a lovely(?) home it was. They always asked if it was okay to come in. I'd always say 'the builder prefers you take your shoes off and if you don't mind the mess c'mon in!' Making a Child's Room Flufftastic in Edmonton!I had the chance to stage a child's room this week and boy was it fun!A couple months ago I had come across some ladybug nesting file boxes and knew they'd be the perfect starting point for a kid's room.  I also had a couple meters of ladybug fabric that had caught my eye years ago. We won't talk about how much fabric I have, it makes my husband cranky... :D So I found a couple small lamps and recovered the shades with fabric using my handy dandy hot glue gun and, with not too many blisters or fingers stuck together, used them to make a kids room Flufftastic! I also made a matching pillow case... I know there's too much in this room, but it was so fun, I couldn't help myself!

From Vacant to Vavoom - the Flufftastic Fairy Has Transformed 1077 Connelly Way in Edmonton! Stage two houses in 4 days!?! That was what my new friend Sukhdev Kular of Chacha Homes requested when Dave Wallace, from Harmony Redesign and I, met with him last Tuesday. Sukhdev said he wanted to have an open house, Saturday the 18th of February, and since the two houses were only meters apart it shouldn't be so bad! :D We did it! What a year!We finished a Cornerstones Grant Suite, reached Platinum REIN member status, received the 2011 Top Player award from REIN, were semi-finalist in the Canadian Real Estate magazine Western Canada Top Investor Award, had a baby and managed to write for magazines in Canada and the UK and be in a couple of Don R. Campbell's books. To be honest Todd thinks he is working at 40% capacity (time management) and I'm probably 30% so what could we do if we took it up a notch...? If I were at 40% I would have posted this sooner!To all our partners you've pushed us to reaching these goals by asking questions and we couldn't have done any of this without you!

Going Back in Time to Be a Part of Hockey History! The Story of the China Clipper - Larry Kwong.Today I went back in history to 1948 as an extra in the documentary of Larry 'King' Kwong, aka the China Clipper. Larry Kwong was the first Asian to to play in professional hockey for the New York Rangers. His first game with the Rangers was against the Montreal Canadiens and he was allowed only 1 minute of ice time. Read more about this amazing Hockey Legend who, like Jackie Robinson, broke the race barrier to play professional sports! When the documentary comes out, I will be in the crowd, cheering on the Canadiens, over Larry's left shoulder!

How to Make a Home a House! Sellers need to be aware that when they are selling their home;  once they've decided to sell, it is no longer theirs. So it needs to look that way as well. Having a Professional Home Stager or Property Stylist come in and consult with them on how to do that is one of the best investments a home owner can make on their property. Every item that a person puts lovingly into their home, needs to be looked at critically and decided whether it can stay. The south side neighbourhood of Duggan has seen the average sale price per square foot steadily climb over the last year and a half.  This last quarter of 2011 was weaker for Duggan's sale price per square foot, but that has more to do with what type of home sold.  More details can be found here: Duggan Edmonton Real Estate

The Pleasantview neighbourhood in South Edmonton continues to climb higher on a sale price per square foot basis.  More and more homes are being knocked down in this area of large lots to build large two story infill homes.  I expect to see the average sale price per square foot continue to climb as more of these homes resell.  The highest sale price for 2011 in Pleasantview was $557,000.  More sales data including a price graph of Pleasantview can be found here: Pleasantview Edmonton Real Estate

The Bulyea Heights neighbourhood in Riverbend has seen its average sale price per square foot go up and down each quarter.  Bulyea Heights did see it's average sale price per square foot for the year of 2011 exceed the numbers of 2010.  The highest sale price recorded in 2011 in Bulyea Heights was $1,650,000.  For more detailed sales price data including a price graph visit: Bulyea Heights Riverbend Real Estate

The Glenwood neighbourhood in west Edmonton has seen a steady average sale price per square foot.  Glenwood has many good sized lots with 50 foot plus in frontage and has attracted infill buyers.  The highest price that a home sold for in 2011 in Glenwood was $1,350,000.  What is amazing about that is the fact that Glenwood's average sale price in 2011 was only $303,701!  For more sales price data including a price graph visit: Glenwood Edmonton Real Estate

The Baturyn neighbourhood in Castledowns has generally seen it's average sale price per square foot follow the Edmonton average.  There have been a few quarters over the last 3 years that were exceptions, but overall the Baturyn market tends to coincide with the Edmonton market on a price per square foot basis.  For more detailed sales price information on this Castledown's neighbourhood including a price graph visit: Baturyn Edmonton Real Estate

Back in December of 2011, Toll Brothers made the decision to close the sales office in Villages at Aviano for an undisclosed amount of time. Apparently they finally decided that competing with the short sale and bank owned resale properties from earlier phases was too challenging. They had been able to consistently sell the new models for more than the resale, but it took heavy incentives and certainly not the volume they had hoped for I am sure. I will be curious when they decide they can open up again and finish the remaining buildings.   With all the new home inventory gone, there is only resale inventory remaining and even that is scarce now. The Fulton Place neighbourhood in southeast Edmonton has seen it's average sale price per square foot stay above the Edmonton average selling price per square foot.  Fulton Place has had a couple of weaker quarters to end 2011, but I think that this neighbourhood will bounce back in 2012.  Fulton Place is conveniently located for access to Sherwood Park and the river valley.  More detailed pricing information on Fulton Place can be found here: Fulton Place Real Estate
