Properties are selling faster, for more money and twice as many sold during the same time period. It is still a great time to buy. There are 20 active condos with an average price of $336,000. Last year was the latest that the ice was not off the lake until May 2.  This year the ice is completely off of the lake today April 8. There seems to be some confusion on how the changes in the lending rules will affect them.  For most people it really won't change much.  When qualifying for a mortgage buyers will have to qualify for the higher 5 year rate, even though they may choose to go with a lower rate for a shorter term.   It will affect investors in that they will have to put more money down. The minimum down payment will be 20% with a CMHC premium of 2.5%.  Investors would be wise to save an extra 5% so they can save the 2.5% premium on the entire loan.  All income qualification will be based on a 25 year amortization as it was previously.   You will no longer be able to refinance your home up to 95% of its value.   The top amount will be 90% of the value of the home.  Home buyers purchasing a home that they w...
