Where are the buyers?  Chestermere Is Their Market!With prices very competitive what this market needs is more buyers!  Seller's who priced their homes competitively sold.  In January 15 homes sold in Chestermere.  Inventory levels started off at a reasonable pace with about 80 listings in the first week of the month.  As more and more homes were listed the market became more and more of a buyers market.  We ended the month with 109 active listings, 5 pending sales and 15 scolds.  At these numbers we are looking at 5 months of inventory.  There is a good selection of homes for sale in all price ranges and styles.  Bargains are being snapped up by savvy buyers. As a resident of Chestermere for the past 16 years I know that it is not just a great place to live in the Summer, but all year around.  This year the ice on the lake froze on a quiet day making for great ice.  The town has plowed a path around the lake and residents are enjoying skating around the lake.  To get around the entire lake is quite a feat as the lake is 3.5 miles long by ½ mile wide.  I have not made it all the way around this year yet, but I am working on it.  It is a great way to get some exercise and to say hello to your neighbors on the path as they enjoy Chestermere living as well.  On Christmas eve the town put on askating party with hot chocolate, a fire and music and light for skating.  Many families attended.  Some enjoyed the Christmas service at the community cent...

Of the 138 listings that were active in Chestermere in December 2007 11, sold. There were also 3 sales pending at month end. 40 listings had either expired or were terminated during the month.  In December 2006 there were 118 listings with 14 sales, 4 sales were pending at month end.  During the month 14 listings either expired or were terminatedThe difference in sales did not vary greatly between the two years.   The largest difference was in the number of homes listed.  In the last quarter of 2007 the inventory levels have risen to the highest levels ever. Saint Gabriel the Archangel Catholic Parish was officially dedicated on November 11, 2007. The Pastor is Father Maciej Wos S.D.S. The Parish is located at 316 Windermere Drive. Services are held at Saint Gabriel School with a Sunday mass at 11:00 a.m. An additional Sunday Mass will be offered at 5p.m on Saturdays, beginning Feb. 2, 2008. In the 248 days of 2007 240 single family homes have sold or are a pending sale.  38 Condos have also sold in this time.  29 homes were sold in Chestermere in August 2007.  An 5 additional homes had pending sales at this time.   There were 137 listings that were active at the end of this month.  17 listings expired and 7 listings were terminated, 162 listings were active during the month.  The lowest price in Chestermere was $242,000 for a 55 m. apartment condominium and the highest price of $1,175,000 was for a lakefront bungalow on 96 feet of lakefront.Seven condos sold ranging from $242,000 to $389,900.  Single Family Homes   22 Single family homes sold; 9  in Westmere,   5  in Westcreek, 3  on  Lakeside Greens golf course,  1  in the Cove, 1  in Lakeview Landing, 1  in the Beaches, ...

In July 2006 the average sales price of an acreage in the area surrounding Calgary has increased by $200,000.  In July 2006 the average acreage price was $648,714.  July 2007 shows an average price of $842,563. A lot of acreage owners must have decided the price is right as there are currently 720 acreages for sale compared to 403 last year.More listings, fewer sales. July 2007 had only 63 sales compared to 86 last year.  Perhaps acreages have seen their major price increases until the inventory gets absorbed.

In Chestermere at the end of July we are sitting with over 100 listings. During July 34 homes sold and 11 sales are still pending. 11 listings expired. We could definitely use a few more buyers, but we are not in a desperate situation. The Chestermere market can easily have 80 listings and be a balanced market. Lakefront homes There are seven lakefront lisitngs with only 2 listed under 1 million. During July one lakefront sold for over $1,500,000 and another lakefront home sale is pending for over $1,000,000. We represented both the buyers and the sellers on these transactions. We have been working with quite a few lakefront buyers hoping to stay around the 1-1.1 million mark. As September rolls in I am sure that this market will move back into a more balanced market.

We live on a 750 acre lake just 5 minutes out of Calgary Alberta.  We have been selling homes in this area since 1992.  We find that it is very helpful if people see the lake from the lake.  I have always said that if I can get them in the boat I can sell them a lakefront home.   If another realtor has a buyer for one of our listings we will take them and their clients in the boat.  They can just sit back and let us sell the lake.  We really enjoy the people we meet through our real estate business.  We have no shortage of water-ski partners as once they move into their lakefront home they are no longer clients they are neighbors.   New lakefront owners are so much fun!  They are so excited to be on the lake, and they just can't believe that they can have this lifestyle so close to Calg...

New Catholic School to Open in Chestermere.The Calgary Roman Catholic separate school district will be opening a new school in Chestermere in September 2007.   Initially this will be a modular school that will take Kindergarten to grade two students that do not live in Westmere.  Construction of a permanent building that will house kindergarten to grade six is projected to be completed for September 2008. The new school will be named Our Lady of Wisdom.  Mr. Shane Keating will be the principal at the new school.  Currently St. Gabriel the Archangel has been the only school in Chestermere for the separate board.  Children from K-12 attend this school.  Due to rapid growth in Chestermere there is a great need for this new school.This school will be located in the newest community in Chest...

When we moved to Chestermere in 1991 it was a summer village with 900 residents. We now have over 10,000 residents, more parks, and more businesses. In 2006 Chestermere was Canada's fastest growing town. We are only on 5 miles from the Calgary city limit and about a 30 minute drive to downtown Calgary, and 15 mintues to the 'Calgary International Airport. There are currently 107 listings for sale in Chestermere.  In the past 14 days 15 have sold, another 6 are conditionally sold, 3 were cancelled or terminated and five expired.  During this period there were 23 new listings. So 28 went off of the market and 23 were added.  There we 20 price changes in this time period.  So it is not a seller's market but it is still a healthy market, but of course things must be priced right or they will not sell.  Lakefront asking prices are on the rise with 3 homes in the cove selling for near or over 1 million.  2 have sold on the main lake one for near the million mark and one and $1.4.  There is a lot of interest in Lakefront and time will tell what prices will do.  We have been the listers on 3 of the 4 lakefront homes that have sold this year.  We...
