I love wine ... and I love charity.On Saturday, Nov 17, I will be attending Willow Park Charity Wine Auction for the 3rd time. It's an amazing event ... where Calgarians dig deep into their pockets and give generously. Last year, the evening brought in about $200,000.My sister Peggy Perry, vice-president to Wayne Henuset, is the main person behind the event. Since we were kids ... she was always cooking and hosting dinners. In my late teens, I met Peggy in Bordeaux and she toured me around all the great wineries ... and tried to cultivate my taste ... to appreciate wine as much as her.I think I do appreciate it as much as her ... but I certainly do not have the knowledge. I'm a runner ... a biker ... and a swimmer. I begin most of my days doing one of these activities. I normally leave home about 5:45am. On a particularly dark morning recently, I decided to run towards Glenmore Reservoir via our great path ways. Just east of the Ball fields at North Glenmore Park, I hit a fence (trail closed) - went through the fence - and hit the pavement on the other side. I was cut & scraped. I considered going home ... but reconsidered ... and told myself, "Adversity makes you stronger". I carried on ... past Rocky View Hospital. Last night I attended Premier Ed Stelmach charity dinner for our Calgary Homeless problem.It was a grand event, and raised over $177,000.During the evening, Premier Stelmach committed his government to developing a 10-year strategy to end homelessness. Part of Stelmachs plan is to create an Alberta Secretariat for Action on Homelessness.It's an ambitious plan ... but not unachievable.By the show of individuals and companies who donated generously ... and the work of volunteers behind the scenes ... Homelessness can be ended.

This past weekend I was working with a father and adult son.We found a great new home in Cranston for them to move into in November. The builder, Morrison Homes - will remove a bedroom wall to make the home two large bedrooms.It's going to be the perfect place for these two guys ... who both work nearby in New Home Construction.The new Hospital will be ready in 2011 ... and I expect their home value to soar.

Running with my Altadore buddies Rob and David on Tueday morning, David began telling stories about the bungalow being moved on his street, 49th Ave.Apparently, a contractor was hired to rennovate 50 bungalows here in Altadore ... then move these bungalow to some small town North of Edmonton.The contractor was rennovating all the kitchens and bathrooms ... basically doing the complete job here ... before shipping!To date, the majority of these bungalows have been crushed and sent to the landfill. It certainly is nice to see these beautifully well built post war time bungalows getting saved.

At a Real Estate Investing Network seminar last night, my mentor Don Campbell (author or Real Estate Investing in Canada), predicted a 12.2% increase in real estate prices for Calgary in 2008. Recently the Toronto Dominion bank predicted a 10.1% increase for Calgary in 2008, and CMHC is stating it will be in the single digits.I think we'll see 15% increases in 2008 ... however, I'll buy basing my numbers on 8% appreciation. (8% is huge ... and all we should ever hope for.)People are in fear over the Royalty Review and "Our Fair Share". It's a great buying time.

I love living in Altadore. I think it is the hidden gem of Calgary. We are tucked into a small pocket North of Glenmore Trail and East of Crowchild. To the West we enjoy River Park and the Elbow River. Yesterday was the first time I've visited one of Calgary's newest communities ... Silverado.While the land is being leveled, and roads and sidewalks are being paved ... there seems to be a real concern for the wetlands and the environment. I was very impressed to learn the home builders, such as Shane Homes, are using rain barrels on every new home. These barrels will collect the rain water from down spots, for watering of yard and plants. Such an easy thing to do ... that is rarely done.

I like to think of myself as an expert in Calgary real estate. I keep on top of the trends, understand how the city is growing, and keep informed of 'all things real estate'. I am currently working with buyers who told me they were interested in buying in Silverado. I had no idea what Silverado was ... other than a truck. Yesterday these clients took me to Silverado, South of 22x and East of Spruce Meadows.Wow ... houses and roads being built like mad. We ended up writing an offer on a spec home by Shane Homes, with a possession date of less than a month away, Nov 15, 2007.  We asked Shane to change the 3 bedroom into a 2 bedroom.  Most homes have fresh air (outside air) intakes generally located in the furnace area. Some have only a pipe that dumps air straight onto the floor, this causes cold, uncomfortable drafts in winter. The solution applied by most is to block the tube with paper, rags or whatever is handy to get rid of that awful cold air. This is a very dangerous solution. Why is that pipe there? To supply combustion air to the furnace and hot water tank burners. Without a good supply of combustion air a negative pressure can occur in cold weather. The cause is the cold outside air which is heavier than warm air flows down the chimney and into the home, this is known as a downdraft.      Last month I had the pleasure of listening and dancing to a fantastic band at The Vintage Chophouse here in Calgary.  Erlton Street Soul rocked the house with timeless hits such as Ain't Too Proud to Beg, Respect, and Chain of Fools.  If you weren't dancing, you were singing along with them.     Camie Leard, the band leader and lead singer has a voice made in heaven and perfect for this kind of music.  Her band and backup singers are awesome.  If you ever get a chance to listen to them - do it!  They also play  private functions and are perfect for weddings and company parties.  Their entertainment value is priceless!     If you want to learn more about the group, where they are performing, listen to them sing, or peruse their inventory of songs, head to their website.             ...
