Calgary's MLS® sales for the month of February show signs of increased market pace, according to figures released by the Calgary Real Estate Board (CREB®). "It appears as though things are picking up, as we move into the final month of the first quarter. I don't anticipate we'll see the blistering market that we experienced in the early parts of 2006 and 2007, but I do anticipate stability in this now corrected market," remarked CREB® president Ed Jensen. Single family Calgary metro properties changing hands in February 2008 totaled 1,252, an increase of 15.6% over the 1,083 sales reported in January 2008, but showed a decrease of 35.5% from the same period last year, when there were 1,942 sales. Calgary, this town is wired differently than just about anywhere else you can name.Can we figure out the Real Estate market here? Probably not, unless you are Sylvia Brown.Here is what I can tell you. The Calgary real estate market is no longer going down. Many people have approached me with a comment something similar to "I plan to buy a home but I am waiting for the prices to go down some more." Well, from my side of the fence I tell them that they have waited too long if that was their intention. If they had wanted to buy at the bottom of the market then that was in December when the average price was just a shade over four hundred thousand dollars. The stats are out ... and Single Family Homes in Calgary appreciated 16.62% in 2007. Condo's increased by 20.41% ... for combined appreciation of 18.62%! The year-to-date average price of a single family Calgary metro home in 2007 was $472,230, and the year to-date average price of a metro condominium was $316,370.The year-to-date median price for a home was $421,000, an increase of 16.62 per cent from the 2006 year-to-date median price of $361,000. I recently sent out a spread sheet designed by someone else ... that had a formula on GRM.While it is one of many ways to begin due diligence on an potential investment property, I prefer to use a simpler method. I like to calculate using "The 10% rule".I divide potential annual rent into purchase price. When I started buying Calgary real estate in 2004, I would consider any property that yielded 10% and more. Did you know that in Calgary, Albeta, there are over 35 Condo projects which are all scheduled to be completed by 2010. This will put an additional 5,000 condos on the market by the end of 2010.I'm not sure pre-construction speculation is a sound investment strategy!However, buying a good solid 'used' condo (with cash flow) ... around these projects ... would be a great investment strategy.If you are going to play in the pre-construction condo game ... buy existing properties.
