It doesn't make much sense. According to CREA and an article in the Calgary Herald today prices on a detached bungalow home went up 9.9% while condo prices increased 6.9%. That's a lot more money to have to pay for a new home now than buying a year ago. This is despite the increase in Calgary real estate listings hitting the market recently. So it looks like property may take longer to sell but sellers are holding out and prices aren't dropping.Right now here is lots to choose from but if you are waiting to make an offer you may end up paying more. And a year from now you'll pay more again.more Calgary homes for sale

So it has been 2 days since Welist.com went offline. If you have a property for sale by owner with Welist.com you are going to be mighty upset. Especially seeing as how it happened on the weekend.Their domain name has expired so either they are out of business or just not very studious when it comes to small little details like that. Of course their entire business is built on the branding of that URL so this could be a catastrophe. Current bidding on snagging that domain is over $1000.Anyone who wants to sell their Calgary house or condo listings faster should post it on our Calgary real estate listings site. For a limited time you can list for free. So now is the time to visit www.buyahomecalgary.com and list your calgary homes for sale.

We recently had a client that used our services - We fully furnished they're vacant property. It went into month 2 and still nothing - Hard luck story for the homeowners and we decided to leave the furnishings in for FREE. I'm so glad we were able to help and it helps me to remember that were here to help people. For me it's not only about the money it's the gratifying feeling that what I do really helps people. If I could afford to do it for free I would - I'm trying to incooperate a strategy that allows my company to offer pro-bono work to people that can't afford it. Any ideas would be fantastic.

Just added a new addition to the family that's 3 little designers and counting....well maybe not.3 little ones...full time business....wow I'm either going to go crazy or maybe I am already. Just Kidding. It's a fantastic way to stay grounded. I'm so lucky that I can have both. Three little girls to love and a creative outlet. I can't wait till their older and I can take them with me.

Staged a condo and it sold in 2 hours after being listed! 15 others in same building and ours was the only one staged. I love it when the results speak for themselves! It's gratifying to not only do something you love but for the resluts to be so outstanding too. Life-long fan from the customer. It's amazing the difference that can be made and I wish more people would realize the advantage of staging. It only stands to reason something packaged well will sell better. After years in the merchansing field I should know. It's packaging that sells.

Well we are just starting to head into the spring market here in Calgary and if the Chinooks can bring us warm weather and melt away snow so can buyer do to our current inventory, melt it away. This spring  the market is favouring the buyers. With a total inventory of just over 10,500 Active Listings on the Calgary Real Estate Board's MLS system, the ball is going to be in the buyer's court. Without a doubt, there is a large selection of houses for sale in Calgary and surrounding area.  As of March 2nd, 2008, we have an inventory of 6,657 Single Family Home Active Listings, 2,810 Condominium Active Listings with an additional 1,054 rural and 67 mobile home Active Listings. So with numbers like that and with more properties due to come on the market for spring, there will be some great s...

Calgary's MLS® sales for the month of February show signs of increased market pace, according to figures released by the Calgary Real Estate Board (CREB®). "It appears as though things are picking up, as we move into the final month of the first quarter. I don't anticipate we'll see the blistering market that we experienced in the early parts of 2006 and 2007, but I do anticipate stability in this now corrected market," remarked CREB® president Ed Jensen. Single family Calgary metro properties changing hands in February 2008 totaled 1,252, an increase of 15.6% over the 1,083 sales reported in January 2008, but showed a decrease of 35.5% from the same period last year, when there were 1,942 sales. Single family Calgary metro new listings added for the month of February totaled 2,981, a d...

... looks like a deal - that I found on MLS today. MLS #C3306939Here's a bungalow priced at fair market value ... where the seller is willing to finance 100% of the value ... less the $25,000 he is asking you to come in with.Install a basement suite ... and voila ... you got cash flow. (... albeit it will be illegal - as this is a R1 property.)I haven't seen the property yet ...If you are interested, or know someone who said 'let me know if you find a deal' ... this could be it.This is a deal for someone who:-find the process of qualifying for a mortgage troublesome;-cannot qualify for a mortgage;-prefers "low cash" down.-... thinks that Calgary real estate will continue to appreciate in value. The 'deal' here ... is the vendor financing ... at fair market value. The strategy ... a LONG T...

Calgary, this town is wired differently than just about anywhere else you can name. Can we figure out the Real Estate market here? Probably not, unless you are Sylvia Brown. Here is what I can tell you. The Calgary real estate market is no longer going down. Many people have approached me with a comment something similar to "I plan to buy a home but I am waiting for the prices to go down some more." Well, from my side of the fence I tell them that they have waited too long if that was their intention. If they had wanted to buy at the bottom of the market then that was in December when the average price was just a shade over four hundred thousand dollars. Even then, that was higher than January of 2007 when the average was about $385,000. Of course my opinion is that waiting is a poor bet,...

In the spring of 1912, 30 British immigrants who were unable to obtain green time on any of the city's golf courses decided that they needed to build another course to accommodate the growing popularity of the sport in what was the young city. They formed a group, elected Justice Short as their first president and began searching for suitable land. After viewing many Calgary areas, they decided that the rolling hills and natural spring-fed lands of Riley Acres, on the city's northwest outskirts, would be an ideal location for a new golf course. According to the History of St. Andrew's Heights by former resident Audrey Miklos, the owner of the land, H. Riley agreed to lease a quarter section of his estate for $1,000. It was the beginning of a yet-to-be named golf course, but also the pro...

The Economic Research Center studies recessions.Between 1962 and 2007 the following countries have been in recession x% of the time:Germany - 37%Japan - 18%Italy - 18%US - 13%Britain - 10%Canada - 8%What is a recession?A recession occurs when an economy grows at less than 0 ... or negative ... over two quarters.Germany has been in a recession 37% of the time over the last 45 years. Some believe that when the US sneezes, Canada follows. Not true. The US has been in a recession  13% of the time - while Canada has only been in a recession 8% of the time.My friends, this will pass. The US will climb from the recession that they may ... or may not ... be already in. Canada may slow along side the US ... but Alberta's economy is way too strong ...  for us to slide into a recession.Along with m...

Braving the arduous waters of the Atlantic Ocean, Thomas Edworthy landed on the banks of Canada from Devonshire, England nearly 150 years ago in 1872. At the young age of 16, he worked on a farm in Muskoka, Ontario for 11 years before coming west to settle in Calgary. After arriving in Calgary he met the woman who would become his wife, Mary McArthur Ross, the widow of Alex Ross, who was Calgary's first photographer.Along side his neighbour John Lawrey, Edworthy soon established a profitable garden market in a piece of land south of the Bow River, and supplied fresh fruit and vegetables to railway crews and homesteaders. After discovering large deposits of sandstone in his property, Edworthy operated three large quarries for the construction of many of the buildings in Calgary's downtown ...

I have done a lot of renovations over the past few years. I still don't pretend to know how to do it right.Currently I have someone laying flooring in a rental property in Altadore, Calgary, AB. I hired him as he is a friend, and I've seen his work.  It is nothing stellar ... but fine for my rental properties. I was shocked when he asked me two weeks ago if I had any work. (Finding trades in Calgary who had time to work over the past three years has been very difficult. It seems as things are slowing.)He knows I'm busy ... and while I could do the work myself - I don't enjoy this work. (Actually, I couldn't really do this work. I should be honest.)He calls me about three times each day to update me on the progress ... and to tell me the most recent problem.Yesterday, I told him that I h...
