Two celebrations this year will keep Calgary full of events and activities:The first one is the recognition of Calgary as Canada's Culture Capital for 2012. The kick off took place April 4th, followed by the Sweet City Opening earlier this month. Many activities are planned for the year, it will include programs like Sweet City Woman Lip Dub, Harvest Festival in addition to many other concerts and legacy projects. The second event is the city's stampede celebrating it's 100 anniversary. The official poster artwork was revealed last summer featuring Guy Weadick the founder of the Stampede! Hopewell group of companies revealed the name of it's newest community in Southeast Calgary,  Hotchkiss residential community. It was named after Harley Hotchkiss, the former Calgary Flames owner and businessman. The 210 acre site will host about 1,500 dwelling and 3,700 residents. The construction is expected to begin in 2014. Southeast Calgary includes 35 communities,  and it is home to Calgary's oldest Neighborhood of Inglewood that was established in 1875 after the building of Fort Calgary! This spring turned out to be a very hot one for home builders in Calgary as they try to keep up with the increased demand for housing in the city, and to compensate for the decline in the active residential resale listings! CMHC has just released its Preliminary Housing Starts Data, and the numbers are best described as stunning!  1,708 units were added in April 2012, a 207% increase from the 557 units in April last year!!  A whooping 1,151 multi family units has found its way to the market, up form 138 units previous year, this is a substantial 734.1 % increase! Demand for single family homes in Calgary increased in April 2012 with 1,588 total sales compared to 1,217 in April 2011, and an average sold price of $ 483,165 compared to $479,656 in April 2011. This growth in sales is not met with the same level of increase in new listings.  As a result the single family homes are selling quickly and shifting in the direction of a seller's market,  "placing downward pressure on inventories" according to the Calgary Regional Housing Market Statistics released by CREB. The good supply of houses in Calgary's surrounding area along with the new home inventory are helping to fill the gap between demand and supply!
