Demand for residential housing in Calgary increased in May 2012. Single Family Homes sales reached 2389; a 29% increase over the same period last year, the highest activity in May since 2007! While demand increases, supply doesn't seem to follow suit despite the 6.7% year over year increase in new listings, which resulted in the market shifting toward the sellers territory! Condo Market, on the other hand, is more balanced with 3 months of new multi family units supply. 7.8% increase in sales is recorded for the first five months this year over the same period last year. The average Single Family House sold price in May 2012 was $501,469, compared to $488,655 in May 2011. While renting out your residence parking spot in Calgary will bring you some extra cash, think again before you put that ad! Many Calgarians don't not know that the money earned this way could quickly evaporate when they get the hefty ticket ranging between $1,500 and $3,000. Calgary new hospital in Seton, Southeast Calgary will not open its doors to the patients this summer!! The latest news from AHS came that the first phase of this project will start operating early this fall with neurosciences and academic family medicine clinics. While residents and health professionals are not very happy with the news, it is good to know that the construction work is already finished, and that an agreement regarding the tunnel indemnification ( the tunnel connects buildings on both sides of 45th street) has been reached between AHS and the City of Calgary. Calgary condo/townhouse sales increased by 30.5% in May 2012 (between May 1st and May 29th) compared to same period last year. Calgary's real estate market is scoring another record this year! After CREA'S report released earlier this month showing the sales growth in Calgary are the highest nationwide for the second consecutive month (March & April), here is another report by RE/MAX indicating that the demand for luxury homes over 1 million price point in the first quarter of 2012 is the highest since 2007!!
