Thank you Ron Cedillo for your original blog.  When you’re selling your home, choosing the right real estate agent is one of the most important parts of the process. A great real estate agent can help you sell your home quickly, profitably, and with as little stress as possible—while a not-so-great agent can make the process longer and more frustrating than it needs to be. So, what’s the key to making sure that you choose the right agent for your home sale? Asking the right questions. A recent article from outlined key questions sellers should ask before choosing a real estate agent, including: How did you determine the recommended list price? It’s not uncommon for a homeowner to have their own opinion on how much their house should be listed for, and it can often differ fro...

Our last Capitol Beer Fest was held the week before California was locked down due to the pandemic and we had to postpone it this spring, but we are back.  It is the number one fundraiser for Runnin for Rhett, the local charity that I support.  We are dedicated to getting our community to Move Into Life.  Twice a year we send coaches to local schools to train kids to run, what for many, is their first 5k.  It is all free; the training, the race, a t-shirt and their medal.  We also fund raise to give one thousand kids that need them, a pair of running shoes.Capitol Beer Fest will be a fun event with over 100 different brewers offering selections of their different beers and hard ciders.  Make sure to visit our local Elk Grove brewer, Dreaming Dog.  They have been a big supporter of our l...

Fannie Mae to Include Rental History     Fannie Mae recently announced they are going to start including rental payments in their credit evaluation process. This will be a new feature added to their Desktop Underwriter (DU). The information will be taken from the consumer's bank statements and input into their system and it will recognize all consistent on-time payments.Fannie Mae's CEO, Hugh Frater, states that "Many renters believe they will never be able to buy their own home because of insufficient credit history. We can responsibly expand mortgage eligibility by including positive rent payment history in the underwriting credit risk assessment," he further added, "we believe this will be the first time any large-scale automated mortgage underwriting system will leverage electronic...

As you follow the news, you’re likely seeing headlines discussing what’s going on in today’s housing market. Chances are high that some of the more recent storylines you’ve come across mention terms like cooling or slowing when talking about where the market is headed. But what do these terms mean? The housing market today is anything but normal, and it’s still an incredibly strong sellers’ market, especially when compared to the few years leading up to the pandemic. With that in mind, what can previous years tell us about today’s real estate market and if it’s truly slowing? We’re Still Seeing an Above Average Number of Sales You may see headlines about a drop in home sales. But are those headlines telling the full story? The most recent Existing Home Sales Report from the National As...

The last 18 months changed what many buyers are looking for in a home. Recently, the American Institute of Architects released their AIA Home Design Trends Survey results for Q3 2021. The survey reveals the following: 70% of respondents want more outdoor living space 69% of respondents want a home office (48% wanted multiple offices) 46% of respondents want a multi-function room/flexible space 42% of respondents want an au pair/in-law suite 39% of respondents want an exercise room/yoga space If you’re a homeowner who wants to add any of the above, you have two options: renovate your current house or buy a home that already has the spaces you desire. The decision you make could be determined by factors like: A possible desire to relocate The difference in the cost of a renovation versus...

Closing on a new home is exciting and many people view their closing date as the finish line; however, even after closing a new home, there is still a lot that has to happen. What do new homeowners need to do after closing on a new home? Mark The Date Of The First PaymentEvery homeowner needs to know the first date of the new mortgage payment. They need to get their bank account set up for an automatic draft, or they need to send a physical check by that time. Keep in mind that the first payment might include a partial payment from the prior month as well.Understand That The Loan Servicer Might ChangeAnyone who is sending a physical check needs to be aware that the loan servicer might change. Even though purchasing a new home can be exciting, it can also be stressful. There are a lot of tasks that need to be completed between qualifying for a mortgage and receiving the necessary funds. Therefore, potential homeowners need to understand the timeline so they make sure they are on track to meet their closing dates. What are a few examples of important milestones that have to be accomplished?  Make An Offer On A HomeAfter getting pre-qualified for a mortgage, the next step is to make an offer on the right house. An offer on a home has a lot of information. This includes the offer price, the size of the down payment, the name of the closing agent, a targeted closing date, and any closing costs that the buyer wants the seller to pay. If the offer is accepted, it is time to move on...

According to the FBI, more than one million burglaries are committed in the United States each year, with victims suffering an estimated $3 billion in combined property losses.1 Fortunately, there are some proven tactics you can use to decrease your likelihood of a home invasion. Most burglars won’t go to extreme lengths to enter a residence. They are looking for easy access with minimal risk. A monitored security system can be an effective deterrent—homes without one are 300% more likely to be burglarized—but it isn’t the only way to protect your property.2 The strategies below can help to maximize your home’s security and minimize your chances of being targeted by intruders. Thinking about listing your home? We have some additional recommendations for you. Contact us to find out the p...

I love what my friend Andrea Bedard has done with this wonderful listing of mine. It is such a special home and a beautiful place to continue to make memories.  The portrait above was painted by the owner/artist Marlene KurlandPhotos of 3820 Thoroughbred Lane  3820 Thoroughbred Lane is as charming of a home as it gets! The original farmhouse was built in 1810 with parts dating back to 1736... notice the half-timbered wall in the kitchen? It's reminiscent of old German architecture and not a detail you'll find in any modern clononial.  Two 3-story additions expanded the living space in this unique home to more than 4,000 square feet to include 2 owner's suites and 3 secondary bedrooms, an art studio and media room, adding more features (a spiral staircase) and modern amenities (walk-in c...

Laura Erwin's Buyer closed this morning on this remodeled townhome and is SO excited.   She wrote almost a dozen offers earlier this year, but the market was too crazy and was unsuccessful.    Now that the market has cooled a bit, she was able to secure her home.    There still were multiple offers, but not $50k over list price! She is looking forward to the end of the 60-day lease back she did for the Seller, and can make this cute townhome HERS!  Congratulations!  She will do her inspection tomorrow, but Laura and the buyer feel very confident the home is in good condition.    This property is so close to shopping coffee shops and to E-470.    With being in Littleton, it is close to the mountains also, so easy access to go hiking, camping, biking or skiing in the winter! Laura and her...

(Evolve Bank & Trust)  Retail Sales came in strong for September for the 2nd consecutive month, as it reported a 0.7% increase (higher than the -0.2% forecasts); and even when you exclude Autos, it was strong (0.8%)!  Stocks are really liking this release, along with continued positive Q3 Earnings Reports being released.  The Empire State Index indicated that manufacturing slowed a bit in October, as it dropped from 34.3 in September to 19.8 for October.  Also, the Consumer Sentiment dropped a little bit in October, as it went from 72.8 to 71.4.  MBS is Down 13bps this morning on the positive economic data being published today and being pressured further with rising Yields, which has spiked back above the 2 technical levels that it slipped thru during this week.  Yields ar...
