If you're a first-time home buyer looking to get into your dream home, an FHA Loan may be the right option for you. Backed by the Federal Housing Administration (FHA), FHA loans can help potential homebuyers with low to moderate-income achieve homeownership.  It's important to note that with an FHA loan, the FHA doesn't actually lend you money for a mortgage. Instead, you get a loan from an FHA-approved lender—a bank or another financial institution.

Trust me when I say that lenders WANT to help you get a loan for your mortgage, but sometimes clients make impulsive decisions that can derail their chances of getting a mortgage loan approval. Here are ten things you SHOULD NOT DO if your goal is to get approved for a mortgage loan: DO NOT buy a car (or boat, RV, four-wheeler etc.) If you are trying to buy a home, now is NOT the time to buy a new vehicle of any kind. DO NOT be late on credit card payments. In fact, now is a good time to limit your credit card use as much as possible. You definitely don’t want to hurt your credit report by being late on payments. DO NOT quit or change jobs or become self-employed. Lenders want to see steady employment and income consistency. Once you get into your new address, then you can change jobs. ...

Avoid Loco When You Hire Local. In the Q & A section of ActiveRain, a member asked if this is the right platform to network with real estate professionals. She explained that she is helping build her husband's home inspection business.  I responded with "This is a fantastic real estate related forum to promote business and form relationships. Marketing and advertising in your local area will further help to build his clientele."   Everything real estate related is local, up-to-date and readily available at our finger tips. National web sites get a small portion of data that trickles to them from Realtor Boards that subscribe.  When looking to plant a garden, you'd talk to a local nursery professional, right? Otherwise, wasted time and resources can result. The same concept applies when ...

This week is so busy, and haven't even shown a home.   Have had several conversations with buyers and sellers, but after Thanksgiving, some of my past clients wanted to get together.    It has been FUN! Extra stuff on the calendar, like an HOA meeting at 8 am.   This is better, last month they had it scheduled for 7 am, NOPE, not happening! The Board of Directors made a decision to raise the HOA fee $30 and KNEW this one homeowner would blow a gasket.    Not only does he HATE 7 or 8 am, actually said ---"We need to schedule these meetings so the MEN of the house can show up --- just look, 3/4 of the attendees today are the "housewives", and men make the decision." Yes, this A.... is still standing, but had to stand up and remind him some of us don't HAVE TO have a man in the house, and ...

The game of chess can provide incredible lessons to apply to all aspects of life, including the homebuying process. Chess requires you to plan and think about your strategy from the very beginning of the game. The homebuying process, like chess, requires strategy and planning. Here are a few things to keep in mind to ensure your plan is as strong as possible when you begin your home search. Pre-Approval: the Best Opening Play To Make as a Homebuyer It’s important to have a great opening play when you’re buying a home. And the best move you can make when you begin your home search is getting pre-approved by a lender. You’ve probably already heard this is an important step, but what exactly is pre-approval and what benefits does it provide you? As Freddie Mac puts it: “The pre-approval l...

The obviously insane increases observed in real estate prices and values lately from 17.4 percent on average across the U.S. in 2021 led the Case-Shiller Report to calculate a year-over-year rise of 19.7% in July, while CoreLogic showed 18 percent and FHFA 19.2 percent. The major reason has been a total lack of sufficient inventory. This is basic high school education of supply vs. demand economics. Low supply, higher than normal demand and historically low interest rates are allowing so many more buyers to enter the market, causing these major increases in home prices. Most important is the lack of sufficient construction of new homes from 2008-2015 due to the fear by builders of having excess inventory in case of another downturn, leaving them holding costly inventory. However, over ...

The most critical things to do to increase your home’s value before putting it on the market. As a smart seller, you'll want your home in tip-top shape — but you don't want to eat into your profits by overspending on home improvements. You won't be around to enjoy them anyway. The key is to focus on the most important repairs to make before selling a house to ensure every dollar you spend supports a higher asking price. "Smaller and less expensive updates in combination with good staging will have a great return," says Colorado Springs agent Susanna Haynie. But how do you know what things to do before putting your house on the market? Prioritize these updates — and consider letting the rest go. #1 The Most Important Repair to Make Before Selling: Fix Damaged Flooring   Scratched-up w...

0 I usually convey this information to all of my client sellers when they are considering putting their home on the market. There are a multitude of reasons for understanding the concerns and attitudes of their current and future purchasers. Many times sellers don’t realize or aren’t aware of how a buyer(s) may view their home and how particular they may be when analyzing all there is to know when making their purchase in the current market where home prices have excelled to the highest level in history. In Great Neck alone, as of my most current analysis last week, over 95.4 percent of all listed homes were at more than $1 million. Ten years ago it was 84.2 percent, so I can’t blame any buyer(s) for not trying to figure out and ascertain how they can be able to afford a home at so...

By Philip A Raices - November 29, 2021  Are you still renting? If so ask yourself why. Is it because you want to be as flexible as possible and not beholden to a mortgage? Is it because you want to be able to move in a short period of time without having to sell anything? Have you invested the difference between your current rent and a mortgage and all the expenses inherent in ownership into another asset to increase your wealth or is it in cash (which is truly “trash” as per Ray Dalio founder/CEO hedge fund of Bridgewater Associates, decreasing your wealth daily)? The actual value of cash or what is called our “ fiat currency“ has been reduced with the radical increase in our current inflation and the unfortunate and absolute necessity and non-transparency of the Fed. When one adds t...
