Yes, it’s a behind-the-scenes, business thing. But it can be a good resource for consumers and borrowers, too. Let’s dive into the HMDA, why it’s important and how you can access HMDA data online. What is the Home Mortgage Disclosure Act (HMDA)? The Home Mortgage Disclosure Act (HMDA) is a federal law passed in 1975 that requires mortgage lenders to collect and report loan-level data points about their portfolios and practices. This is an excellent post with great information. Thanks for sharing it.Have a super fantastic week!Joe Jackson, Realtor-KWCP There are endless reasons to sell your home, but not all are suitable reasons to sell for cash. For instance, if you aren’t in a time crunch and you don’t need the money fast, you can wait for your property to sell on the market. However, if time is of the essence, selling your home for cash can be a blessing. When you’re not sure which way to go, the following points can help you choose. Are you pressed for time? Is there a pressing reason you need to sell your home? Are you relocating far away where you won’t have the ability to meet with potential buyers after a certain date? Is your home going into foreclosure? Do you need to pay off a big debt with a time li...

Choosing a new home is exciting and challenging enough without adding to the mix the decision of where to send your children (even future children) for school.  My daughter and her fiancé just bought a condo in the Boston area and we went through the discussion of how to consider schools in that process.  She doesn't have children but she needed to be mindful of the impact that schools have on house values. (The first home she considered was across the street from an elementary school with a ranking of 2 on Greatschools.org.)   If she had children then she would be trying to match the school to her children.  That conversation about buying a home and considering the best school for your children reminded me of some tips for choosing a school (and a home.)  Research the School Districts:...

I came across this, today, on someone else's Facebook page.  It isn't new, in fact it's a few years old.  But it's the first time I've seen in.  It's not by some brilliant scholar, it's, in fact, Sacha Baron Cohen, the comedian known for portraying Borat. But his words ring as true today, perhaps more so, as they did then.  Perhaps they have even more of an echo.  If Facebook were around in the 1930s,  it would have allowed Hitler to post 30-second ads on his solution to the 'Jewish problem,'

Today in our blog series titled "The ABC's Of Real Estate," we delve into an often-controversial topic in the world of real estate and urban development - gentrification. Gentrification refers to the process where neighborhoods, usually in the inner city, see an influx of wealthier residents, leading to increased property values, and often displacing lower-income families and small businesses. The impact of gentrification on real estate values is a subject of interest to both buyers and sellers. In greater New Orleans where I live, we saw gentrification of some inner city neighborhoods after hurricane Katrina. Understanding the impact of gentrification can help homeowners, investors, and community members make informed decisions. So let's explore what gentrification means for real estat...

Where There's Fire There's SmokeThe wildfires in Canada are causing a lot of destruction and its effects are being felt across the Eastern part of our country. Here in New England, the smoke has made its presence known, and the air quality has been terrible. On any given day there is the smell of burning wood in the air. This evening, we had an overcast sky, and the haze was heavy. At 5:30 we had a most unusual view of the sun through the haze. What should have been a typical sun getting ready to set, but not for another couple of hours was an orange ball.Mother Nature can't be pleased with the effects of the fire on her sky.Where There's Fire There's Smoke
