Owner financing, also known as seller financing or seller carryback, is a financing arrangement in real estate where the seller acts as the lender.   Instead of the buyer obtaining a traditional mortgage from a bank, the seller provides the financing directly to the buyer. This means that the buyer makes regular payments to the seller, typically with interest, over an agreed-upon period.   Owner financing can benefit both parties, as it offers greater flexibility in terms and eligibility criteria. It allows buyers who may not qualify for traditional financing to purchase a property and provides sellers with additional options for selling their property (more options equals more potential buyers equals higher potential contract price).   Here's a full summary of the owner-financing meth...

If you’re trying to decide if now’s the time to sell your house, here’s what you should know. The limited number of homes available right now gives you a big advantage. That’s because there are more buyers out there than there are homes for sale. And, with so few homes on the market, buyers will have fewer options, so you set yourself up to get the most eyes possible on your house. Here’s what industry experts are saying about why selling now has its benefits: Lawrence Yun, Chief Economist at the National Association of Realtors (NAR):   “Inventory levels are still at historic lows. Consequently, multiple offers are returning on a good number of properties.” Selma Hepp, Chief Economist at CoreLogic:   “We have not seen the traditional uptick in new listings from existing homeowners, so u...

It seems crazy...these 5 features are amazingly popular & drive many homebuying decisions. Why would they be considered unnecessary? Well, because of their popularity, homes with these features often sell at a premium. If you don't need these features, why pay for them? They cost more money, both at the beginning with a higher purchase price, then ongoing higher expenses (taxes, home maintenance, etc.).Empty nesters, those working from home and/or retirees with no children at home typically don't need the short commute, big yard, top school district (with its higher taxes) & big house: that's 4 out of the 5 features! If they can manage stairs, this same pool of buyers may agree that a one story design is also an unnecessary feature.Clearly, this list is subjective & depends on where the...

When my husband and I were buying our first home, we knew more about what we didn't want in a home, than what we did. We were living in a one-bedroom, 4th story walk-up apartment in downtown DC with two cats. The litter boxes were in the only bathroom, which we shared with our guests. Finding parking for our 2 cars was usually challenging, but we were close to a metro stop, so we had access to the whole DC Metro Area.Searching by Process of EliminationSo what I figured we wanted was a detached home in DC, MD or Northern VA that was easily walkable to and from a Metro Station and had a separate  powder room for guests. So I carefully searched for main level powder rooms. What I didn't know was that there were some DC Metro Area House Styles that would meet my criteria of having a separat...

Up, Up and A Weigh! The new ban on weight (obesity) discrimination law in New York City has garnered much attention and is apparently gaining traction on land. By air, New Zealand's international airline, Air New Zealand, plans to weigh all passengers, as they do luggage, before boarding international flights. Be aware world travelers, Air New Zealand plans to weigh at least 10,000 passengers in 30 days, through the month of July.  There might also be flight safety concerns about the extra weight that some carry and how it adversely affects engine performance or fuel consumption when on those long, transatlantic trips. Might be, could be. Fears of privacy breach and body discrimination have come up with some people. It's all part of a requirement by the Civil Aviation Authority. They cl...

Despite the consistent decrease in Market Action Index (MAI), we’re in a Seller’s Market (where significant demand leaves little inventory available). If the MAI begins to climb, prices will likely follow suit. If the MAI drops consistently or falls into the Buyer’s zone, watch for downward pressure on prices. Good morning and hello there again from beautiful Cottage Grove, MN.  Hope you are all doing well, had a great weekend, and enjoyed the short work week.  Wanted to share Tim's Time Outs: PEACEFULLY CONFIDENT: Whatever may come, you can handle.  However this day may play out, you can bring new goodness and value to life. Set your goals, make your plans, and COMMIT to your intentions...
