In most cases, the appraiser is only able to access the the apartment with the listing agent in my market. In a small number of situations, keys might be left with the doorman when the apartment is fully empty. In difficult to value apartments, I will have my own comps- but it's up to the appraiser whether or not to accept anything from me. In easy to value buildings, such as Lincoln Towers on the Upper West Side- which has 9 buildings with more than 4,300 apartments with just a handful of floorplans- the comps tend to fall into very narrow ranges so I wouldn't bring comps in most cases.

It can a learning opportunity for Agents if the Appraiser is open to sharing their thoughts. Especially useful if a VA Appraisal for any repairs that will be required. Always took Comparables used to set price and any new ones closed recently. Most Appraisers have access to the Contract through the Lenders and their own system for Comparables, but almost every Appraiser I met did appreciate a well presented case for value.

I do try to if I can. I try to get a read don what they are thinking and making sure they use the same or similar comps--without interfering or trying to influence, of course. Lesson learned a few years back from a fellow agent was the appraiser appraised the wrong house on a drive-by appraisal.

I never work both sides... ever. I consider it a lawsuit waiting to happen. And I tell all my clients up front I will not represent both parties at the same time. When I represent the seller there is a full packet of information for the appraiser at the house and when they make an appointment I tell them where it will be, as well as have a discussion with them at that time.
