Hi Peter! I know here, TD Bank, while they must follow US mortgage, fair-lending and property laws just like every other US lender, do have some advantages. 

  • --A more competitive interest rate (sometimes)
  • --A portfolio loan that the bank keeps instead of selling to Fannie Mae or Freddie Mac (so you don’t have those guidelines to follow, including DTIRs)
  • --More flexible underwriting for a buyer with substantial assets but unusual income which speaks to self-employed borrowers like us, physicians, investors or even some jumbo loans
  • --Greater flexibility with condos—especially non-warranted complexes.

Hi Peter... I've worked with TD Bank, which is a Canadian Bank, but locally here in Charlotte. They pulled out some products for me that American lenders could not do, especially when it came to unusual income and asset situations for high end borrowers.

I think I would stick with the lenders that are local.   It was bad enough one time with a CA lender that required a bunch of nonsense of the buyer, so wouldn't want to go out of the Country.

I am suspect of lender emails from anywhere other than from a local established lender.  Far too many risks in filling out an online application where you are offering a stranger everything they could wish for in stealing your identity.

When I worked in Trading, I worked with all the large Canadian banks over the years (I think it's 5 or 6 firms if memory serves) but I believe it may only be TD Bank that offers mortgage underwriting in the US (or at least in NYC). TD's US subsidiary, like most large banks, offers portfolio lending, which to them is a big advantage- while US banks have scattered teams that are willing to underwrite in a portfolio- it's not widespread and you might have to hunt for these teams. In NYC, portfolio lending is routine using local bankers- but if someone calls the 1-800 # on the back of their bank statement they might get someone in another part of the country that doesn't realize most lending here is portfolio.

I have never worked with a Canadian lender, but I have clients who are Canadian and work with one outside of our transaction.  They basically did a refinance with their Canadian lender, and then our transaction was cash, haha.

If they have operating offices here, e.g. TD Bank, are properly licensed and are offering the right services, why not? Many small regional banks are owned by large foreign banks, you may not even be aware of the affiliations.  Why not take their money? As another example, HSBC - I think they pretty much left the retail market here now, but were fairly aggressive for a while, at least in the northeast. Do you know what HSBC stands for? Hong Kong Shanghai Banking Corp; HQ London.

Before ai retired I had a portfolio lending source, a banking source that sold to the secondary market and a mortgage broker with various funding sources. All had a local rep who was willing to partner and get the deal done.
