I don't normally like to list until the second week of January. These first few days after the New Year are always slow... people are just back from holiday trips, kids back in school, people digesting the holidays in general.

Now if you're easily offended, may I suggest that you stop reading here? Because if you continue, it's at your own peril.

 

As for no showings yet, well… before we call in the economists, the astrologers, and the guy who swears Mercury is always in retrograde, I have to ask the real question: Did you answer the phone? Because in my experience, the root cause of 97 percent of real estate “mysteries” is an agent staring at a ringing phone like it’s a bomb from a cartoon.

So yes, I’m seeing the same thing in my area, but half the time it’s just us collectively forgetting how to pick up the handset.

If I don't see expected activity, my first inclination is to reverify the listing data and Showing Center set up.   Is something making the house "invisible"?  If the map pin is correct, pricing is right, bedrooms, land, etc. then it's just a matter of being patient. 

But I can't count the number of times I've looked in MLS for a home that I KNEW was on the market, and found something off in the listing (e.g. new construction is notorious for not being properly placed for a map search).

I'd be looking at the competition... Are they getting showings?? If not, sit tight.  If so, re-evaluate.  Real Estate NEVER sleeps if something is prepared, promoted and priced appropriately.  There is always the niche property though that can have a delay in connecting with the market...

Ever since the COVID years, it seems like potential buyers around haven't been in a rush to do anything. Building materials are still double of what they use to be. Builders are charging $300.00 a square foot and up so new construction has been fairly slow. But it depends on the area. Some places/counties are more active than others. I wouldn't worry about not getting showings on the first day, or ever during the first week.

I’m out in the trenches with some highly motivated buyers, hitting the market every weekend throughout the holiday season. I get the sense that some sellers didn’t want to open their homes for showings because of the time of year, which seems odd—why list it if you’re not willing to show it? We put in an offer on one property and got outbid, but our offer on another was accepted. In my opinion, the buyers out right now are the most motivated ones. The ones we skipped bidding on were overpriced and didn’t present well. That could have happened at any time of the year, though.

I have four listings waiting in the queue for the spring.  The first couple months of the year out here are typically quiet.  60 degrees and sunny is far too cold for us Californians to be going out and doing anything!  It got to a blistering 46 degrees over night.  Bring on that global warming!!!
