A past broker of mine had an arrangement with a small builder. Our Team handled the sales. One of the buyers was handicapped. She signed on to purchase her home early in the construction. The builder built the house to her needs. It worked out really well for all parties.
I recently had a listing in a local condo community. When first built, the builder was required to make a certain number of the units handicap acceptable. The build took place 40 years ago. One of those units came on the market during the time of my listing. Where similar size units had 2 bedrooms and 2 baths, this one had only one bath in the same square footage. The space gained from eliminating one bathroom enabled the builder to provide a wider hallway and make the bathroom bigger and more user friendly for a handicapped occupant. And...it was upgraded by the seller to be quite attractive.

Hi Fred Griffin Florida Real Estate - No. I have not had any of those experiences. However, I was prepared for ADA accessible accommodations and graded for a College Course long ago in the 1980's. For the semester, each student had to work with a partner. For the first half, I had to spend every day in a wheelchair doing routine things I would normally do, except I was wheelchair bound. My partner had to stay with me and monitor everything she witnessed that caused challenges for me. Examples included: not being able to reach the library book drop to return books, Able to get into the rest room, but not have an arm to stretch far enough to turn on the water and reach the soap dispenser, dropping a pencil or some other item and nobody stopped to assist when I was obviously struggling.
During the second half of the semester, my partner and I switched. She was a lot taller and had her own personal challenges. The main obstacles was awkwardness because of her size. Plus, because she was built differently, had more strength and fun wheeling down the halls. When she came through, it was like the waves in an ocean, parting to let her get through.
Then we each had to write our own essay paper, including making recommendations for ADA improvements. FYI... back then, we did not have automated doors to open. There was a lot of changes that were made as a result of students who participated in the challenge.

Second Question: Yes - stairs not to code. It was during a time when short sales dominated the market. I was the listing agent. We were under contract, and the lender for the buyer whom I did not represent called me and demanded $5,000 for the stairs. While I was not happy about that, I agreed to pay to help my clients. No no No NO - not on the settlement statement - they wanted cash under the table.
No Flipping way. I said - you know that is not legal ... giggle giggle.
Messy divorce situation - the home was eventually foreclosed because the hubby refused offers that did not meet his expectations. They could have walked away with cash in hand, but instead, they got nothing!
