We had a home, locally, known as the rat house for obvious reasons. Over 1100 rats were removed/eradicated. The home had to be demolished so the land could be sold. But the question was is the land stigmatized (I say yes)

I have not sold one, but I did show one where a couple picked up a guy for a ménage à trois/love triangle. Someone ended up killing someone and someone ended up dead. I showed the home with a hole from officials exhuming a body in a Rubbermaid bin. The pile of dirt and the hole were a bit eerie to witness.

No homes that anything nefarious (or infamous) that happened in them but, I did decline an interview to list a high-end home that the husband had killed his children and then himself. It was in the news here for years so, everyone knew this home. I didn't even want to step inside.

I have not personally sold one, but our company had a house listed where the husband murdered the wife, and I was on jury duty, and the fact that our company had the house listed saved me from being on a 2 week trial.

One, the uncle committed suicide in the house. I did not know and the sellers did not tell me, but the neighbors told the buyer! LOL they closed anyway.
In my neighborhood a deputy sheriff murdered his wife then himself. That house sold fast, then the new owners' RV went up in flames in their driveway. IDK!
In the Hollywood Hills, a friend had a house listed, the husband decided to blow his brains out in the master bedroom . . . my friend was freaked out, I was like relax, Marilyn Manson likes stuff like this, make sure and send to his agent! He didn't buy the house, but once cleaned up it did sell fast and for asking . . . LOL
Ghislaine's people are trying to get her out of prison, submitting that the Epstein files killed themselves and no longer exist 😝

I've sold houses where deaths and murder/suicide happened, but I wouldn't call them stigmatized. Unusual  deaths are common but not publicized. One house in Leesburg where owner was stabbed to death with a sword by his daughters boyfriend. Many deaths are soon forgotten. The only house I can think of where the term stigmatized was used is in Great Falls VA and was owned by Bernard Welch. We did a lot of work on the house after Welch was arrested and house was sold. I just sold a lot that was owned by man who beat his wife to death. I have not, but I was approached once to consider selling a home where there had been a double murder -- a husband killed his wife and then himself. It was during the Great Recession when homes were not selling quickly, so I passed.

No. I never encountered anything like that. I was creeped out from all the other comments from agents that did have creepy experiences. I would freak out if a dog died in a house. I will probably have nightmares.

Yes, I have sold a few homes where people died inside, but not by murder or violence. Natural causes typically.

I have not had that experience. I did sell a home that was damaged and completely redone after a tree fell on it (no-one was inside), but that's not a stigmatized property, it was just bad luck.

No stigamatized ones here, I'd probably steer away from those.  Out here we do have the Poltergeist house, which was used for the outside shots in the movie, plus a lot of film and TV homes.  My father did do a BPO on the Manson compound back in the day.

I have sold homes where people have died of natural causes in their homes, one suicide (gun shot), one murder in the front yard.   We don't have to disclose, it is buyer's due diligence.  I always recommend spilling the beans, as if the potential buyers ask around the neighborhood, they will find out.

Also, we had the Bonet home in Boulder that sold, where the beauty queen was killed in the basement.

There was a home in our town, where a family member had passed away, and they had never notified anyone.  The body laid on the floor for years before it "came to light".

The property eventually came to the market and I ended up viewing the property during broker's tour (as you can imagine it was a very popular stop on the tour) and you could see the seriously discoloured flooring (even though they had tried to refinish it) where the body had lain for years.  ewwwww.

Not yet, but I was close last year, my client wanted it but our bid did not win: a murder and tons of unpermitted multiple constructions on a big fenced  lot. The owner is in jail, his family refused to let anyone in. So, whoever got it had to evict them and deal with whatever is there.

It was amazingly sad to watch and there was not a thing she could do but try to ignore them, the more she engaged the more they made her life Hell!

Sort of, yes. 

I sold an apartment at 305 West 150th st a few years ago. When the sale closed- no one publicly knew the controversy associated with the architect that re-designed this building. Now there are multiple streaming shows about the dude. The man of the hour is the accused Gilgo Beach Murder, Rex Heuermann- due back in court 10am TODAY!

I also sold 2 apartments at 68 Bradhurst Avenue (just a few blocks away from 305 West 150th st. I sold an apartment in the building with no issues. The 2nd set of buyers came along just a few weeks after there was an incident on the sidewalk outside of the building- so it doesn't really count...but the story is so insane I had to share it. The building has some retail  spaces on the ground floor- a Bank of America, New York Sports Club, a Starbucks and a few other local shops. At around 6 am one morning, a jogger was pacing himself and passing the Starbucks- but noticed the trash waiting for pickup on the curb- and he noticed a rug rolled up with what appeared to be a sneaker poking out of the bottom. He called the police- and sure enough it was a body rolled up in the rug. What really makes it crazy was when the police reviewed the various security cameras- they observed someone with a stolen Home Depot shopping cart wheeling around the body in the rug down several blocks. Because this did not take place inside the building- I didn't need to disclose this to the client- but I did because I felt if they discover this later- it could easily break the trust with the client. I never heard a follow up story- so I think this went unsolved. It definitely had a Soprano's like feeling to it- except for the Home Depot shopping cart.

Yes.  Listed a  home for a bank where two separate murders took place.  A mother was killed in front of her son who testified at trial against his father.  Years later the son was murdered there also.  Fugate was the name.

We don't have to "tell", but my face told every time I showed it.
