It has not been a buyer-requirement in my world yet Lew.
We can often find a Ring and or a Nest, maybe an infrequent EV Charger...but nothing much else so far. I also think it's because my average buyer is $800K- $2MM. My guess, having served the Luxury World in the past, (yeah below $2MM in SD is not luxury) I think it's the $3MM and up crowd that seeks that more frequently - since they are likely already used to having it.

Got a call from a relative the other day. She and her husband have a "smart home". From their smart phones, anywhere in the world, they change the thermostat, turn the hot water heat on or off, open and close the vertical blinds, and other tasks. If a water pipe breaks, they will get a text notification that "water is leaking in your home".
She called the other day, because they got hacked (or something just went awry). They had lost all control, she and her husband raced home to secure everything, make sure no one had broken in (the alarm company had also texted and called). They had to reset the thermostats and the lights and so forth.
To me, that is a lot of risk to take. Sure, it's convenient to turn the lights on just before you pull into your driveway after dark... but is it worth the very upsetting day that my cousin underwent?

Interesting question and I anxiously look forward to answers. My personal belief is that the cost becomes the leading fact in developing smart homes. an example which is kinda along the same lines is that we don't see much solar products here in NW florida because most folks don't see the return on the investment.

We have seen homes evolve from caves to tents to blocks to whatever Lew Corcoran, each one smarter then the last. I don't know what advancements are coming but it will be fun to watch. When I was active the folks with money wanted trendy things... not much mention of "smarter" things.

No real demand here for a Smart Home, My observation is most people that have interest in the technology take a single interest item and add piecemeal different uses after that if they like it. Ring cameras gaining immense popularity but many shy away from devices that seem to be listening to every conversation in their home ALL.THE.TIME.

I myself went many years without any smart home features. Being in Information Security at the time, I knew all the stories of them being hacked and the mayhem that can ensue. Then I started managing Air B&Bs and they were a godsend! Guest has a problem working something? I can either drive out, fix it, chat with them, and spend an hour or so to fix them not waiting until the pool switched to spa mode... or I could go on the phone, press a couple of buttons and resolve the issue without having to leave the couch (as most problems with the spa/pool heater happened later in the evening).
Guests left. Did they shut off the AC? Did they lock the doors? I can take care of all of that! It became such a lifesaver, plus we could use unique access codes and not give out keys that could be lost or duplicated at the market.
Now what I see locally in the sales side of things, buyers like it when there is a smart thermostat, but they won't NOT buy a house because it doesn't have one. The same can be said for garage door openers, pool controllers, etc. They are a bonus, but not a requirement.
I think the most interesting one for people is the solar controllers. Showing how much they generate vs. use vs. store away. But that has its novelty.

I absolutely love smart devices as they help facilitate more independence for my husband. We've been fans since their inception - lights, door locks, alarms, outlets - we even have our range connected to an app. So, if a buyer has an issue with a smart device that is included in their home, I typically consult with Ray to help figure it out!
As for my sellers who have them, as per our Contract, they are required to remove themselves from their connection with any smart device they have installed in their homes. I tell them to do that AND remove the apps they have as well - that way they are fully removed from the devices.

I remember phone lines having to be run to the house, then the rooms as well as cable all visible with holes & wires. When that was eliminated by wireless & Bluetooth, very useful. In the early stages, all was expensive to incorporate but worth it. Today, when framing a home (bare walls), putting in whatever you want to smarten it up makes sense & there is a lot to choose from. I am not sure it adds much value as it makes for a convenient, modern & quality of life type gadgetry put to good use.

While I have many SMART home features in my current home, I take advantage of very few. Guess I am still old fashion. Many of my neighbors have similar features available and nobody takes advantage of them all. While it is an emerging trend momentum is not yet a necessity.
