Yes, I do. I virtually stage all my vacant listings. I use staginger.com. Very reasonable in price. The reason you see photos side by side is because MLS requires the virtually staged room to be identified as such.

So, buyer, what you see is not what you get.
Virtual staging is a lot cheaper than real staging. It looks good on-line, but I think visitors are surprised when the visit and find the property has no furniture.
Real staging is more effective which is why our Team owns a staging company and provide staging to our sellers as part of our value package.
And...our staging company earns from staging for other agents.

YES I Do! When the seller won't pay for staging, I virtually stage. It helps make the photos and the marketing pop. Also people are savvy about it by now-they know it's vacant before they go because of the photos and the Matterport Tour. I do prefer to bring in the staging for real though. Sellers always under estimate it's value. But virtual is better than none.

Nope, we don't. Once my wife had a listing where the bed frame was all that was left and her photographer did put bedding on it in the photo. But other than that, we go for realistic, what you will see when you walk in. We do advise clients to actually stage.

Whether to stage or not really depends on the vibe you're going for and the target audience. I’ve seen some agents swear by staging—it helps buyers visualize living in the space and makes the photos pop. I'm in this camp.
Others prefer to keep it simple and let the space speak for itself, especially if the room is already pretty appealing.
And yes, don’t forget—MLS rules usually require you to disclose if a room has been staged. No surprises there! Some platforms like BoxBrownie or Virtual Staging Solutions are dedicated to that task and tend to look more realistic.

Yes, I virtually stage any vacant apartment with side by side photos- staged and then without the staging. I couldn't tell you what software program is being used- as my marketing team takes care of these types of issues for us.
It's also worth mentioning actual staging has tremendous value- but may also complicate a deal. I have an accepted offer with a disappointed client as he wanted to include the staging furniture included in the deal (even if it meant giving up other negotiating point). We deal with this a lot - especially from clients that are from out of town looking for a pied a terre. Often they are willing to pay a premium to have furniture included- as it eliminates an entire point of friction for them. We are happy to provide them with the contact info of the staging company and can even get them a quote to replicate the home as it's currently staged with brand new furniture rather than used- but a lot of times- they still prefer the furniture included- no issues with inventory backlogs, delivery approvals to reserve the elevators, an apartment that can be used without setup from the moment they take possession, etc.

I treat my client's money as if it were my own. I would never waste money on something as ridiculous as staging as the house and location sell the house not the furniture.
