I don't think you owe the owner or the listing agent any common courtesy. Depending on how I am feeling I would decide between option "A" and just moving on. It is likely the commission cost has come into play here. And since time is money, mistakes in the listing may be more costly than the seller imagined. If the listing expires you may want to contact the seller about getting the job done.

I would leave it alone and wait until expires and then contact the owner. I have seen so many listings with the incorrect information that I can't t keep up with. I will be listing one here soon, the owner called and said that it was so frustrating with the prior agent that the owner finally decided to call me.

In the past, I would report to MLS and nothing would happen, I gave that up.

Yes but not in that order Peter Mohylsky, . I would call the agent and get to know them a little bit to see what their qualifications are and basically see if they are a good person that maybe you could recruit in the future. If you do not get the results you were hoping for (correcting the pertinent information) then I would contact the Broker and go through the same routine as you did with the agent. If no action is taken I would pass that info on to the MLS letting them know that both the agent and broker did nothing to correct the faults in the listing .

They made their choice- so I would let it go. If they came back to me- I would politely state that they selected a broker- and would re-direct them to consult with their broker. If they aren't happy with their selection, I would be happy to discuss listing with you looking forward- but of course having probing, but respectful questions for them. 

It's a service business- and while it stings when a prospect ultimately selects someone else- the business could easily swing right back to you. I want to be cautious of my time in these situations- so firm but fair is my approach.

A. I would not engage that property owner again in any way. Let their poor choice of agent get spanked by MLS and stay clear. You may get that listing after all! 

Having said that, I have excommunicated MANY who over time 'regularly calls with questions about local RE' but does not establish an agency relationship after a reasonable period of time. We are not 'free info line while you choose the cheapest or DIY' our assistance is for our valued clients and those wishing to become so.

It is one and done for me.

Since the seller initiated the contact, I would reply and in general terms explain that since he is in a relationship with another agent, it is inappropriate for you to be in the middle of it, but you might hint that you would do it differently, in accordance with local norms. In other words, redirect his queries to his chosen agent. I would not engage in any reporting (you might have an MLS "watchdog", checking for accuracy), nor respond  to any additional contact. Follow the progress of the sale, the listing might come back to you if there is no action, but you can't initiate anything until it expires or is canceled.

Can I say that the number of "ignore it, they made their bed, etc etc etc" is warming my heart!  YES!!!  You were good enough to be their go-to consultant but not good enough to get the listing?  NOPE!!  Dead to me.  And yes - let the mistakes lie on the MLS.  I'm not helping the agent do their job better.  We all need to be more protective of our time and knowledge. WAY TOO MUCH time & info passed along for free...  But that's a topic for another day....!

Oh boy, sounds like you’ve got quite the real estate pickle on your hands! First off, kudos to you for being the go-to resource for that owner. But let’s be real—if you're weighing your options like a contestant on a game show, here’s a thought: why not just sit back and do nothing? 

 

Yeah, I said it! Sometimes the best action is no action. Reporting that listing to the MLS or trying to contact the listing agent may just open a can of worms—or worse, a full-on burrito of confusion. And reaching out to the owner? They’re probably just sitting on a beach, sipping a mai tai, and hoping everything goes smoothly.

 

So, unless there's a five-alarm fire here, maybe let the listing agent deal with their own mess. You’ve already got enough on your plate, right? Time to kick back and let the chips fall where they may!

I am sure there are folks who want to know how this little speed bump was handled.  I tried to call the LA just as a way of offering my services since she was out of town.  No answer, no return call so I slept very well last night.

What do you normally do when you see an error in your MLS? Is there just one mistake or several? Do you make a courtesy call to the other agent or do you report it?  The MLS should reflect accurate information, that is what we agree to as MLS participants. Otherwise, we cannot rely on the information any more than we can rely on information on whatever real estate portal is en vogue at any given time. It has nothing to do with any prior relationships you may have had with the owner and you have no obligations in that regard.
