Those companies like Servpro, and others that chase fire engines are usually very expensive. I prefer a contractor that will provide estimates only on things that need repair or replacement.

Oof! This is tragic and I will add them to my prayers for help for all that have suffered tragedies of any kind . . .

So about 12 years ago, our tenant was buying the property he was leasing. The account was, an aerosol can under the covered patio exploded, setting the cover, part of the roof and the exterior and interior walls on fire. ServiceMaster and a few local contractors (roof, tile, drywall and electrical that I can remember) got in there and remediated the offices. It was not a total loss, but even that probably 25% of the building damaged the rest from the smoke. By the time it was done it was like new! Even the roof matched!

Replace any compromised timbers in the home, then paint with Kilz to seal the wood and prevent the smoky aroma from infecting the home forever.

Make sure you disclose this before selling, dont want it to come as a surprise when the inspector notices it.

By coincidence my insurance agent mentioned that insurance companies have been totaling out entire homes even for a deck fire due to the carcinogens in man made materials getting into the house Fred Griffin Florida Real Estate .

I have done new construction, remodeling, mold work, flood damage & termite repairs plus improvements in general. Fire/smoke NO. I would apply common sense & know how. For instance, smoke permeates the walls so a good scrubbing with TSP + bleach deals with that. On wood, integrity is the issue in deciding to repair or replace. All else goes on a punch list where one does or does not do things is as far as my thinking goes. Good question here thank you Fred of Fred Griffin Florida Real Estate

There are a LOT of variables here.  I deal with housing victims of significant house damage and that has been my primary focus for the last several years, but for more normal causes, not "acts of God".

 

I suggest you look at what's going on in the Palisades and Malibu right now, and Ventura/Camarillo as well.  I have to run to check on one of my listings that's having work done right now, so I can't go into lenghty detail.  Feel free to email or call me if you want to discuss what I've seen out here.

Tough one! I don't have an answer, but I do know that fire damage is very difficult to eradicate completely and it's very labor-intensive, which also means costly.
