The estate representative is managing the sale of real property. 

I don't list, but typically listing here are families no longer using weekend home or aging out of independent living to some type of assisted living or moving in with kids.

Few can "move up" without a contingency and sellers just don't have to accept those yet.  

I have done all three more than once. As for others pretty much the same. Timing is everything.

YES,  I can't really say there is a trend in this market.  I specialize in vacation rental/investment properties.  Typically, folks are just getting out of this market because they find they are not using the property as much as they once were.

Reasons for home sale good and sad....

Woke up dead

Can't handle the upkeep, taxes, payments

To avoid foreclosure 

Need 1st floor bedroom, bathroom 

Cash out before the new roof, heating system, expensive updates needed

Home value at the top of market, sell to move to lake home (consolidate properties)

Move to cheaper tax rate community

Want a farm, need a larger multi-generational home

Divorce/marriage 

Buying or building "Our" house, not living in "Yours" or "Mine"

Had triplets

Moving to a better area to raise kids

Changing schools for a better education fit

Shorter commute to work better schools your hobbies interests

To be closer to family and friends

Bad neighbors (Or bought the houses on each side)

Selling due to bad memories, fresh start, change of scenery

Inherited a better more modern cheaper to operate place

Selling rental or 2nd, 3rd, 4th home

To be closer to medical facilities 

Had small home business, expand to bigger more parking, higher exposure area

Elderly couple, he is blinder than a bat, her hearing is poor. But together the different disabilities work as a partnership. Like two junk cars to build one usable one. Then one died. The other can not function alone.

Became hoarder, need more space to stack and pack

Started animal collection and need more space for Spot, Puff, Flicker

Seems like most are still moving into a bigger house.

With the land sales most are aging out of the property with no kids to take over so they are pocketing the money to use for other investments.

4. Liquidating investment property

All of those, plus moving to assisted living, or close to dying.

Each situation is individual and so are my sellers.  My two closings this week were someone decided not to build and sold her lot and the other client sold a condo after their daughters finished college locally.
