People always need to have a place to live, and when Wall Street is devouring SFRs throughout the country, and building is not keeping up with demand (wouldn't really matter even if it was keeping up) sales are going to remain strong. our weekly numbers are paltry (just a few hundred (last week less than 400 listings and we climbed 16 over 200)) people are going to have to take the scraps left by the fat cats...so yeah RE will remain a constant so people can live, regardless of what the banks and Wall Street throw at buyers.

     When I started in 1985, Adjustable interest rate mortgages, Graduated Payment mortgages, Negative Amortization mortgages, etc. were the order of the day.  Buyers (and Lenders) were using all sorts of loans in an effort to buy (and afford) a house.

    I don't have statistics or case studies, but you can be assured that the person who bought in 1985, at whatever financing or rates were offered, are light years ahead of those who spent the last 40 years paying rent.

I think adjustable rates are risky now, in an uncertain rate environment.  Renting definitely makes sense for many and can be more cost-effective, but alas the supply of rental properties is also low and at a premium right now.
