My limited experience with the Z agents has left much to be desired.

There is a clear difference between a professional and people who spend much of their time sitting on the bench.

Sales is an art form, and if all you can draw is stick figures, it might be time to trade in your brushes for a nice set of crayons in a different industry! Why? Because in the world of Real Estate, we need Picasso, not an amateur doodler. Remember, selling is about making connections, not just connecting the dots!

They apparently have the money to pay for their leads on Zillow. In my experience I want my clients to say as little as possible when the listing agent is present at showings, because I do not want their excitement or thoughts to be known to the LA.
it is t just these agents that give the industry a bad rap. It’s the full spectrum of agents that contribute to the public perception, as well as NAR itself (and their spectacular marketing)

No experience with Zillow agents in particular, but poor service can happen at any agency.

I have found the same with Redfin agents. Lots of incorrect statements from the BA & I told the buyers directly to call their attorney for further qualification.

Anyone can pay to be featured as an agent and get leads from Zillow. More experienced agents, I suspect, will be less inclined to do so.

There are some companies out there where the agents have never even talked to the buyer.  I had one request a showing of one of my listings a few weeks ago.  I asked some simple qualifying questions like "Do they have a home to sell first" and "have they spoken with a lender or are they all cash" and "what is important to them."  I was told someone would get back to me and they completely "ghosted" me after that.

Home again, home again...

I'm confused (not an unusual situation for me).  Did they present themselves to you as Zillow agents?  I assume they were agents with local agencies who also advertise through Zillow.

As such, all agencies have high quality agents, and low quality agents.  All agencies have agents who know there way around the block, and agents who haven't left the driveway.  The fact that they're paying Zillow to have their names on the listing page is just an indication that they're "hankering for business".

You and I both know that the better way to earn that business is to serve the client who is in front of you... once you can actually get them in front of you!

There is a reason why they need to pay z for their leads.

I had a Z agent call me couple of years ago and wanted to show my listing. I asked the Z agent if his buyer was qualified to purchase or knew the area. His reply was, " I don't know" I asked the Z agent to find out first and let me know before I gave him access to the property. The Z agent was not honest with me, so no access was given.

It's been my experience in my market that quite a few teams are looking for buyer's agents and "enticing" them with Zillow Flex Leads. I have never done that and don't plan on because I am not okay with Zillow receiving 40% of the commission I negotiated and earned for my brokerage and myself. No, thank you. I chatted with a Zillow agent at one of my listings last year while we waited for his "buyer" who was only a lead he had never met to show up. He never did.

What made you think these agents were newer agents? Maybe they had already discussed the property with their buyers beforehand. There are many reasons why agents and/or buyers do not want to engage with the sellers during showings.

Anyone can pay to be featured or promoted on Zillow, Redfin, Trulia, Realtor dot com and other sites.   That would include professionals who include those websites in their "branding", and it would of course include Green agents who are trying to drum up some business.

My comment on Green agents in general... when an Agent calls on my listing, if it is someone I never heard of before, I will vet them (look them up) on the internet, the local Board, and the DBPR (State of Florida licensing board).   My next questions are, who is their Broker?  Is it one of the "hang your license here" big operations with 100+ agents that takes on anyone who can fog up a glass?  Or is it a Brokerage that is very selective of who they will independently contract with?

The Green agent may be very good with people; they may be knowledgeable about the real estate market, forms and contracts, home construction, and other topics.  Or, they may be very Green and know nothing.  And they may be nervous and have no social skills (which is what the people in your story sound like).

I will work with them accordingly!

I've had no experience with z agents, and good and bad with new agents and good and bad with very seasoned agents.  I think it's personality and honesty that counts.

This is the problem wih all things the public does.  There are contracts so even if they make a mistake we can't help them.
