I usually don't take a listing after a listing expires. Since I didn't take some listings last year because they weren't realistic in pricing and wanted me to cut my commission, it will be interesting to see if they are serious this year!

Often Joan Cox . As a matter of fact it's how I got my biggest client. He was disappointed his agent did not have much of an internet presence and another client recommended me. Both of these people were Developers and Builders. The two of them became 95% of my business.

I have never counted, but over 32 years I've been the second or third agent on many listings. However, most of the time these sellers came to me through a recommendation from a prior client. I have not gone after expireds.

I have long heard that in real estate it's assumed best to be the first son, the second wife and the third listing agent.   I can only say I qualify for only one of those things.  And I had nothing to do with it.

 Quite a few.  Early in my career I reached out to expireds.  I made good money from expireds.

    When meeting those Sellers, they were often bitter and/or frustrated.  My approach was to let them talk.  "Tell me about your previous agent... what do you think he or she could have done or should have done?"  And then shift the burden to that Seller:  "What could you have done, or maybe should have done?  Was there anything that would have brought in offers?"

 

"Overpriced" was not always the case.  It may have been poor marketing by the former LA.  Or the Seller made it difficult to show the property (e.g., no lockbox, appointment only on certain days at certain times).  

My discussion came down to, "We want to see this home sold, we don't want another expired listing".  If the expired Seller didn't want to cooperate (they still want a high list price, they still want to put up obstacles to showing) then I declined that listing.

 

One final thought - when I do have a listing, if the Seller won't heed my advice, I will drop that listing.  Sure, it might generate phone calls or leads, but when it becomes "baggage" it's best to move on.

While "they" are trying to figure out what works & what doesn't, agents take a beating of a sorts. Reminds me of doctors who complain their patients don't listen. What I have found when seller equity $$$ is involved is to humble myself & follow orders while pointing out the terrain. It mitigates the seller's self-doubt & pride & the sooner the better too

Do I understand correctly?

You got the listing when the sellers became disenchanted with their listing agent. You have had the listing for three months until they fired you and moved to another agent who listed at the price that you long were recommending?

If so, I wonder about what will happen to blow up the current relationship.

Depends on who the listing agent was.  Recently didn't take one because I knew it wasn't the local agent.  Will take them if they first listed with an out of towner not in the local MLS
