Personal interaction seals the deal providing you are that person. As to support tools, anything goes. Bus benches, shopping carts, signage, Internet exposure, perhaps a car display, pounding pavement, door hangers, gifts, giveaways, volunteering & much more. However, it has to be real, tactful, subtle & complimentary with less being more. Today, with everyone trying to sell you something, a seasoned agent's approach lies elsewhere & when discovered, not only goes to work, but does all the work. Fun drives this

Many moons ago, when I was active and chased expireds, I used letters with some phone follow-up. If active today, I would use postcards in addition to pressing the flesh.

I don't market at all.  I help when needed at my wife's brokerage.  I do about 6 to 10 sales a year when they are busy during the summer season.  The rest of the time I do my day job Monday to Thursday.  Real estate is Friday to Sunday when they are busy and can't cover.  I get referral business when they have multiple people wanting to come the same day.

Call or Text are the best investment of money and time when it comes to marketing or reaching out for new business.  I always prefer the personal touch so mass mailing is too expensive and gives low ROI
