Typically, the lender requirement's drive these types of research. even tho, there is no positive proof that this is 100% accurate. i had a bad survey performed this last year that really got my attention. The lender agreed to just update and existing survey and there had been modifications to the property since that survey was accomplished.

They offer up the ones they had done but, you never know if a fence or driveway was added during the previous owners ownership. Also with one, Title insurance covers crazy survey issues that occur during your buyers ownership.

Not very often... I do try to get them a copy of a previous survey if a seller has it. I encourage it if it's a property is older, is fenced, hasn't had a survey in under 10 years. But hard to get people to fork out an additional $500 or more for a survey when the lenders no longer require it.

Depends on the deed metes and bounds description. Using local attorneys helps because during the title search, at the closing, it's not just how's my title and here's my bill.
The local lawyers will plot out from the original town survey which half, quarter, eight of lot five range nine you end up with from registry search.
Plus, here is the survey of the property that borders you on the north, another one on the east from other files where survey was done. No extra charge and very helpful in tightened up poor deed descriptions and avoid boundary dispute litigation. Mediate don't litigate.

Some do. I recommend it. It's always good to know your property lines even in a subdivision. It isn't often an issue comes up but it's better to know before you buy. I just had clients pay $1500 for a survey on an acre lot. They've become very expensive.

On Maui, yes most buyers get a survey, and the seller generally pays for it. It's assurance that the property has no encroachments, and that any easements are outlined. We recommend a survey and if the buyer decides not to, they sign a document stating they understand the importance of it.

No. Title has plot maps for all the properties and our fences and walls between lots generally solve that issue. Only once have I seen it be an issue in a sale. On my house, I looked into it because I did not have a back fence with one of my neighbors and I needed to put one in for my doggie. Since no survey had been done anywhere near the home, it would have ended up costing $15,000 to $20,000 to have it done and have markers placed. To just have someone walk the property and tell me where they think the line is was $8,000. The wrought-iron fence I was putting in was less than that! I just went with the conventional wisdom in my neighborhood of "the powerlines are the property lines" and installed the fence just on myside of the wires. I put a gate in the fence so I could still access the other area so I wouldn't risk losing that footage.
