Our purchase contract allows for the request of a seller concession to cover the buyer's obligation to pay the buyer's agent's fee. Most agents are using this approach.

Not surprising. I think agents still expect most sellers to offer some amount of compensation. Or, it's possible that those agents already have buyers that agreed to pay their compensation.

I just negotiate my fee in the offer, why waste time calling? I told our agents when the changes happened, you need to be a good negotiator and show your value to your client!

Yes, Michael. I had a similar experience. After having 4 showings on my listing only one agent asked if the sellers were offering a buyer's broker a compensation and how much, since they were the ones who submitted an offer.

You don't need to ask. You just submit your Compensation form with the offer, so many do not ask because they know this and they know their buyer will cover what the listing agent won't.

A few similar experiences. But Michael Elliott, the property video goes live today, the listing syncs up tomorrow and under contract happens. Under contract. No time for 10 showings down the road... sale pending. So much happens during the first 24 hours in this market.

Good to hear this Michael, I think that is how the new model is supposed to work with buyers being responsible for paying their own agent, or negotiating something to help with this as part of the offer.

I talked about it to multiple agents here. I had only one agent who said that the seller will not pay a buyer agent. However, I still believe that would be negotiable as any terms of a purchase agreement.
