What a surprise to hear from you yesterday....78 years young and still fightin' the fight!! thanks so much, Brian...hugs to you and I frequently think about ActiveRain, but I've been retired from the real estate business for many years. However, my daughter has taken over the Todaro Team and my grandson, Ryan, is in the process of getting his license. Ryan and the family just moved back from South Carolina. I've already start giving him direction on how to secure business with builders..... FIND LAND. Don't charge a commission on the land... have an agreement with the builder saying you will receive the listings on the parcel of land you introduce him to.... 

If he refuses to sign it, tell him you're giving the land to the next builder on your list, and you'll give him a call letting him know who he lost the parcel of land to!!

I really miss being in the business, but I'm happy that I have someone to mentor!!

and old school methods continue to work....my daughter does a mailing every month....not as many as I did, but she's "top dog" in two towns. 

Sorry for rambling!! It's an Alzheimer's thing with me.... I write political narratives to stay on my game as much as I can.... I use google when I can't remember the words that I'm looking for!!  lol
