I've never used sellers to narate... they hired me to market & I do highlight the unique characteristics of each property & try to mix the "vibe" up with each house rather than a "template script". I have had sellers write a letter to buyers about what they love about their home though and display it for showings.

I have not used sellers to narrate a video.
They have hired me to market and sell the home - not produce a Hollywood movie.
I have never been a fan of what was referred to as "lifestyle" videos. It detracts from the house. That fad left as quickly as it arrived in my market.
To each their own.
I use what Sellers provide regarding features and benefits they enjoy about the home ... highlighting the positives.

I don't know if I would use the sellers in the marketing, to be honest. I'd get the data from them of the highlights, neighborhood info, key items and incorporate that, but I'd probably go with a professional voice over artist. I used to do the narration, but I hate how I sound on videos, even after playing with my voice in Audacity. I used some text to speech software, but it was good but not great and quite obvious it was computer generated.
I'm sure there are plenty of good voice actors on Upwork or Fiverr that can be used inexpensively. Not to mention out here in the "Land of Oz" many voice over actors live within 30 minutes of me. Now the question is, do I go for the movie preview voice, get a badly impersonated celebrity voice, a normal voice, or try to find a British or Southern Belle???

Several years back I listed a waterfront 3 story boutique office in Fort Lauderdale. The seller designed and built it.
