Absolutely. As I've said for the past decade or so--"People shop online but buy with a Realtor." I think online shopping easily eliminates properties that don't meet the needs of buyers, and save everybody a bunch of time.

There is no average. The only reason I show fewer homes now is because of lack of inventory. During the Great Recession there was lots to show. My buyers would look at more home now if they could. I always tell clients the internet is a good way to eliminate homes, but if there's something they are interested in they need to see it first-hand and in the context of the street, the neighborhood, the area.

I got into real estate just before the 2008 crash when an out of towner would want to see as many homes as possible in a day, and then sometimes not even wanting to get out of MY car (yes, I drove them around) if the outside didn't appeal to them. At the end of the day, more likely than not, they made a decision on which one to make an offer on.
Now it's totally different. Buyers have done their homework with the help of great photos. They do their own research in most cases.

Many buyers shop online, then weed out the properties that they don't like. This can be advantageous to Realtors (less time wasted).

Back in the days when I actively worked with buyers, it was not uncommon to show a lot of homes, write offers that were outbid, continue showing more homes, rinse, and repeat.
The last buyer that I worked with was a referral from an AR friend. They were targeting one community. I showed all available homes, 5-6.

To your point, yes. I think we waste less time showing clunkers.
But, also low inventory makes each showing 1-2 homes instead of 6 at a time like back in our SoCal 2012-2018 era.
It's definitely helped, but people still want to walk through properties before they buy a principle or second home.

I showed 3 today and with this buyer, in years past, it would have been 6-10. We simply have painfully low inventory so, in every price range, there are FAR fewer to tour than say, during The Great Recession.
To your point though, many buyers tour homes online first and eliminate homes as a result. Back in the day, there were very few walk-through tours and only a few photos were allowed in the MLS.
As to the 50 homes - oh my gosh, that is ONE thing I don't miss about those days! LOL
