I have some cash buyers but that has always been the case. For years the interest rates were so low that potential cash buyers would make more by getting a loan and investing their cash. It has changed now.
Cash buyers can be a bit more picky about things because they think cash has a lot more weight. To the seller, they get their money whether you pay cash or wether you get a loan so other than the appraisal, they really don't care.

Yesterday's ZOOM conversation prompted me to do a little research on my Charlotte area and the data shows that 36.9% of our homebuyers paid in cash this year.
That is actually 1.1% LESS year-over-year for us! No, not significant but, I find it interesting that even when rates were 3-5%, buyers were paying all-cash.

About 40% of transactions are cash in my market.
I just calculated the cash transactions in 3 cities for the period Aug 1- Aug 16, 2023.
In Tempe approx. 40% are cash transactions, out of 44 closed sales, 17 were cash; in Paradise valley, out of 13 closed transactions, 5 were cash; in Scottsdale, out of 243 closed transactions, 93 were cash.
In additions, quite a few are closing over asking price.
