I've only put a listing in a "coffee table mag" once for a seller. The property looked great, and they even used one of my property listing photos for the front page of the "land' section. Guess how many calls, emails, and requests for information I received. Yep. None. In my opinion, it wasn't worth it.

A one-page website exclusive to the property plus a hand-out when they visit should do it as far as showcasing goes. Hire a professional photographer, something your competition does not do. Very inexpensive and they give you links for the MLS & social sites. Lastly, a custom sign for this property. NOT the usual for sale, but a boasting feature sign. U got this

Unless the sellers want it, and expect it, I would not place it in print coffee table magazine.
Single property webpage, photos, video, professionally printed marketing pieces for those who see the home in person, etc.
You know your market. If you "hope" or believe the property will sell before the ad gets printed and distributed, then what would be the point?

Carla Freund nailed it! When active I advertised for 4 quarters in a high end magazine. Got a response the 4th time from someone who monitored the magazine. He never bought in my area. Helped on a couple of listings but was really not worth the investment for me.

Focus on your own activity to market the property and skip the fancy printed magazine, unless you are committed to a long term ad campaign with the magazine. A one time ad for a specific property is generally a waste of money, unless you get EXTREMELY lucky with the right buyer seeing the ad and ACTING.
Focus on broker only invites to tour the property, personal emails and calls to local brokers that sell luxury properties, direct mail to a specific high income list of prospects, neighbors of the complex that might know a friend looking to relocate to their complex. Lots of other ways to spend your time and your money.

If this ad placement helps you get the listing, then go for it. But with any marketing, the key is consistency. You're more app to connect with your buyer other ways but the print copy could help keep you top of mind if you're in ongoing issues.

If you want to be in the mag to help get other listings, as a showpiece of how you market for sellers, the ad gets extra mileage. If you have lots of back up real estate ammo with listings like the one you showcase but that sells just as the issue comes out, you get more ROI.
But the reach, does the coffee table mag have a powerful digital side? What are the numbers for this publication for readership, the demographics for the best fit? Do not run the ad because someone on Q&A says print is dead. Try it and report back @petermohylsky .

I suspect that these luxury magazines are not really designed to sell anything, more importantly, they are to help you impress future clients.
With that being said, I also suspect that we are far past the age where any kind of print advertising is effective.

Here on the Monterey Peninsula it is good for the agent/broker to get the exposure to possible new clients. Whether it helps the sale, depends on the sale itself. If it's very high priced, it won't sell as quickly so worth the exposure. If it sells anyway within a short time, it won't.
