IDX is the MLS data and syndication is the process of sharing the data across various platforms on the WWW.

I was going to say the same thing as Kathleen - the syndication is to all the 3rd party sites like Redfin, Z, Trulia, etc.

What Kathleen said but the agent should have somewhat of a clue where the 'feed' went to. That's just as important. Are you able to track the 'eye balls' on your listing?

Both are important for getting our listings out to as many people as possible, beyond that it does not matter to me.

Kathleen has a great answer, however for me I have to add because it's very important to ME, that IDX comes with some "control" of what is displayed and how it looks.  My site, my colors, my format of the data, I don't HAVE to display all the approved IDX fields if I don't want to as long as I display listing brokerage info.    So IDX is more "pliable"  vs. in syndication I send my listings out into the wild www and zillow, realtor, redfin and trulia do whatever in the hell they want with my data.

I read through the comments esp yours . . . LOL it's part of our marketing plan to share the PAGES AND PAGES of syndie sites that MLS data will be pushed out to - WHY we may disable some - and the reach.

I hope you find a competent agent to market your property! 

BUT YOU KNOW . . . there are 'transactional' and 'relationship' agents. Some are all about 'ME ME ME' and 'what I've done' . . . and the good ones are about 'how WE will take action to solve your liquidation problem'.
