Emily we've had everything online for so long now, in two safe places.  As for the old paper files......we did have them shredded after 5 years. But we still had an online file for the paperwork that might be important or necessary when they wanted to sell or buy again.

I shred confidential paper along with junk mail and non-confidential paper into a bin.  I mix the shreds and when the bin is full I load it into 3 separate bags. 

I take my paper, cardboard, plastic, glass, and cans to my local recycling center. I dump each bag of shredded paper into a different spot, not one pile.

I mention on my website that my business is eco-friendly and engaged in recycling, reuse and repurposing of used items to reduce waste, energy, and use of natural resources.

There are green business directories where you can list as an eco-friendly business. They include backlinks to my website which increases my SEO.

It's very common for the local PD and even our realtor association to offer free shredding events annually.  Even some community groups get involved as fundraisers and some local realtors do it as well in their farms.  If I can find one of those, I take advantage of it.

I am not required to keep any documents, my broker is and she has both hard copies and digital copies.  Her hard copies are shredded when they are 20 years old.  The shreds are then burned.

We have a secure shredding box at the office. NYC real estate operates differently- so the secure shredding is important. Condo and Co-op Boards typically ask for 3 to 6 months of bank and brokerage statements for the buyer, plus their taxes for 1 to 3 years- all running through the agent as intermediary. I had one co-op ask me for 2 years of bank, brokerage statements and 3 years of taxes from the buyer- and they wanted multiple copies printed for the board members to review. That is a lot of confidential documents. Fortunately, since Covid, many boards are looking for pdf submissions rather than hard copies.
